For purposes of this chapter, the Borough of Folsom is hereby divided into the following use districts:

The Zoning Map, dated October 2018, as amended, shows each district and is on file in the office of the Borough Clerk/Municipal Administrator.[1]

District boundary lines are intended to follow street center lines and lot or property lines as they exist at the time of enactment of this chapter unless otherwise indicated by dimensions on the Zoning Map. The exact location of any disputed district boundary line shall be determined by the Planning Board in accordance with rules and regulations which may be adopted by it as hereinafter provided.

Where a district boundary line divides a lot held in single ownership as of the effective date of this chapter, the use regulations applicable to the less-restrictive zoning district shall extend over the portion of the lot in the more-restrictive zoning district a distance of not more than 50 feet beyond the district boundary line.
Where the vacated right-of-way was bounded on either side by more than one district, the former center line of such right-of-way shall determine the extent of each district. The zoning districts adjoining the right of such public way shall be extended to the center line to include the right-of-way thus vacated.
No more than one principal use shall be located on one lot, except for forestry, agriculture, horticulture, fish and wildlife management, and recreational development on agricultural lands.
No structure shall exceed a height of 35 feet except as provided in § 200-33.
