The standards and requirements contained in this article shall apply as minimum design standards for manufactured homes, manufactured home lots and manufactured home parks. Whenever other Township ordinances or regulations impose more restrictive standards and requirements than those contained herein, the more restrictive shall apply.
In addition to the requirements of this article, all new manufactured home parks and expansions to manufactured home parks shall follow the procedures specified in this chapter (See Article III.) and Chapter 155, Zoning.
A. 
Minimum size. The minimum size of a manufactured home park shall conform to Chapter 155, Zoning.
B. 
Density. The maximum permitted density of a manufactured home park shall conform to Chapter 155, Zoning.
C. 
Manufactured home lot dimension. The minimum lot dimensions and density of a manufactured home park shall conform to Chapter 155, Zoning.
D. 
Manufactured home unit requirement.
(1) 
Manufactured home stand. Each manufactured home lot shall be provided with a manufactured home stand that is constructed to the standards of Chapter 155, Zoning.
(2) 
Address. All manufactured homes shall be assigned a numerical identification. Identification numbers shall be sequential from the main entrance and signed on each lot in a location that is easily visible from the front of the unit.
Streets, curbs and shoulders shall conform to the standards of §§ 135-27 and 135-35.
Alleys shall conform to the standards of § 135-28.
Driveways shall conform to § 135-29. Driveways to all manufactured homes must access onto the interior street or access drive system of the manufactured home park. Direct driveway access to an existing adjoining public street is prohibited.
Access drives shall conform to § 135-30. Additionally, a tangential arc shall round the cartway edge at all intersections of both streets and access drives, with a minimum radius of 55 feet.
Recreation and nonlicensed vehicle lanes shall conform to § 135-31.
Vehicular parking shall comply with Chapter 155, Zoning, and § 135-32 of this chapter.
Sidewalks shall comply with § 135-34. Sidewalks shall be provided along both sides of streets and access drives and, where necessary, to connect manufactured homes to parking compounds and service buildings.
A. 
Manufactured home parks shall be served by public or community sanitary sewer facilities.
B. 
Sanitary sewage disposal systems that are part of a manufactured home park shall conform to § 135-45.
C. 
Connection. All manufactured home units shall be provided with individual riser pipes having a minimum inside diameter of four inches; these shall be located on each manufactured home stand and shall extend at least one inch above the manufactured home stand. The sewer riser pipe shall be sealed with a securely fastened plug or cap when the manufactured home lot is unoccupied.
D. 
Protection. Adequate provision shall be made to protect sanitary sewers from stormwater infiltration and damage. All sewer lines shall be constructed with materials and by methods approved by the Sewer Authority and Pennsylvania Department of Environmental Protection.
A. 
All manufactured home parks shall be serviced by a public or community water supply system.
B. 
All water supply systems and fire hydrants that are part of a manufactured home park shall conform to § 135-46.
C. 
Connection. All manufactured home units and service buildings shall be connected to the water supply system. Individual water riser pipes having an inside diameter of not less than 3/4 inch shall be provided for each manufactured home stand and shall terminate no less than four inches above the manufactured home stand.
D. 
Protection of waterlines. Adequate provisions shall be made to protect water service lines from damage, including a shutoff valve, below the frost line for each manufactured home stand.
Manufactured home parks shall conform to § 135-40.
Manufactured home parks shall conform to § 135-41.
Manufactured home parks shall conform to § 135-42.
Manufactured home parks shall conform to § 135-44.

Manufactured home parks shall conform to § 135-49.
B. 
Manufactured home park refuse disposal sites shall be provided at locations which are not more than 100 feet from any manufactured home space and no less than 50 feet from the manufactured home park boundary. Containers shall be provided in sufficient number and capacity to properly store all refuse.
C. 
All refuse shall be collected at least once weekly and comply with current recycling requirements. Where suitable collection service is not available, the manufactured home park operator shall provide this service. All refuse shall be collected and transported in enclosed vehicles or containers.
Manufactured home parks shall conform to §§ 135-27N, 135-32P and 135-33I and Chapter 155, Zoning.
Manufactured home parks shall conform to § 135-43 and Chapter 155, Zoning.
