Permitted uses and activities in the B-3 Office - Central Business District Zone shall be as follows:
A. 
All uses and activities permitted in the B-1 Zone.
B. 
Business services.
C. 
Residential dwelling units located above the first floor of a business use.
D. 
Restaurants and retail uses.

E. 
Office space located on the second floor of a business use anywhere on South Main Street between Union Square and McKeen Street.

F. 
All accessory structures and uses normally auxiliary to permitted uses.
All accessory uses in the B-1 Zone shall be permitted as accessory uses.
Clubs and fraternal and nonprofit organizations shall be permitted as conditional uses.
At the time of application for site plan approval for any proposed industrial use in the B-3 Zone, the applicant shall also submit plans and a description of the proposed machinery, operation and products, as well as an affidavit by the applicant acknowledging his understanding of the applicable performance standards and agreement to conform to the same at all times, including waste disposal of all types.
