For the purpose of this chapter, the Township is hereby divided into the following districts:
A. 
Open Space and Conservation District (OS).
B. 
Rural District (R).
C. 
Agricultural District (A).
D. 
Low-Density Residential District (R-1).
E. 
Medium-Density Residential District (R-2).
F. 
High-Density Residential District (R-3).
G. 
Limited Commercial District (C-1).
H. 
General Commercial District (C-2).
I. 
Mixed Use District (MU).
J. 
Light Industrial District (LI).
K. 
General Industrial District (GI).
L. 
Institutional District (IN).[1]

Editor’s Note: Former Subsection M, Floodplain Conservation District (FC), which immediately followed this subsection, was repealed 3-21-2016 by Ord. No. 299-2016.
The boundaries of the zoning districts shall be as shown on the Official Zoning Map of Mount Joy Township, which is on file in the Township office.[1] Said map and all notations, references and data shown thereon are hereby incorporated by reference into this chapter and shall be as much a part of this chapter as if all were fully described herein.

The boundaries between districts are, unless otherwise indicated, either the center line of public streets, property boundaries as they existed at the time of adoption, railroad rights-of-way or streams or such lines extended or lines parallel thereto. Where figures are shown on the Zoning Map between a street and a district boundary line, they indicate that the district boundary line runs parallel to the street line at a distance equivalent to the number of feet so indicated. Distances not specifically indicated on the Official Zoning Map shall be determined by the scale of the map. Should any uncertainty exist, the Zoning Hearing Board shall interpret the intent of this chapter and the Zoning Map as to the exact location of district boundaries.
