This overlay district has been established and the regulations
of this article enacted in support of the following purposes:
A.
To accommodate and preserve economically viable public and private
recreational and institutional uses in Maidencreek Township.
B.
To provide for the preservation of agricultural lands and farm properties
by excluding recreational and institutional uses from areas other
than so designated within this overlay district.
A.
Uses by right.
(1)
All uses listed as uses by right in the underlying zoning district(s)
over which the R/I Overlay District has been designated.
(2)
Public and private outdoor recreation areas and facilities, such
as parks, playgrounds, picnic grounds, swimming clubs, camps, golf
courses (including miniature golf courses and par-three courses),
driving ranges, and country clubs. Amusement parks and racetracks
are specifically excluded from this overlay district.
(3)
Public, parochial, and private schools which do not provide corrective,
rehabilitative, or remedial care or instruction. Penal institutions
are specifically excluded from this overlay district.

Note: These requirements are for those uses specifically permitted
under the R/I Overlay District. For all other uses permitted in the
underlying zoning district(s), the area, yard and bulk requirements
of that specific district would apply.
