A. 
No land or premises shall be used and no building or structure shall be erected, raised, moved, extended, enlarged, altered or used for any purpose other than a purpose permitted herein for the zone district in which it is located, and all construction shall be in conformity with the regulations provided for the zone district in which such building or premises is located.
B. 
Each of the sections and provisions of Part 4 shall apply to all zone districts unless otherwise stated.
A. 
For the purposes of this chapter, the Township of Montville is hereby subdivided into 35 zone districts as follows:

Overlay districts. In addition to the above zone districts, there are also established certain overlay districts, which are superimposed over and include portions of certain of the above districts, as follows:
(1) 
CWR Critical Water Resources Districts, which include the CWR Prime Aquifer Area and the CWR Restricted Area.
(2) 
Morris Canal in Montville and Capstick Historic Districts.
(3) 
PBO Pine Brook Overlay District.

Also located in one or more of the above zone districts are historic sites or landmarks which are identified as locally designated historic sites in the Historic Preservation Plan Element of the Master Plan (see Schedule G) and which are subject to certain regulations contained in Article XXV.

The location and boundaries of said districts are hereby established on the map entitled, "Zoning Map, Township of Montville, New Jersey," dated August 2011, as amended or supplemented, which is included at the end of this chapter and is hereby declared to be part hereof.
A. 
The zone boundary lines shown on the Zoning Map are intended to coincide with property lines, the center lines of streets, railroads or drainage courses as they existed at the time of adoption of this chapter, or as they are designated on the Zoning Map by figures or dimensions. In case of uncertainty as to the location of any zone boundary line, the determination thereof shall be by the Board of Adjustment.
B. 
Where a street or public way serves as the zoning district line and it is lawfully vacated, the governing body at the time of said vacation shall make the determination as to where the zone line shall be placed.
