In addition to the general purposes expressed in § 370-2 and the community development objectives expressed in § 370-5 of this chapter, it is the purpose of this district to allow and encourage the development of retail uses, which provide adequate off-street parking facilities, in groups which may provide a variety of goods and services to meet the needs of the Township. This district is located to take advantage of arterial roadways, and where conflicts with residential areas will be minimized.

A building may be erected or used, and a lot may be used or occupied, for any one of the following purposes and no other, except as otherwise provided in § 370-58 of this chapter:
A. 
Any use permitted by right in NC Neighborhood Commercial Districts.
B. 
Club, lodge, fraternal organization and another activity serving only members and their guests, which may include overnight sleeping accommodations, the serving of food and beverages, but not occupied as a commercial activity.
C. 
Indoor theater, bowling lanes or other place of indoor recreation.
D. 
Greenhouse.
E. 
Mobile home parks, which shall comply with all the requirements of Chapter 320, Subdivision and Land Development, and subject to the provisions of § 370-145.
F. 
Bank, savings and loan or other financial institution.
G. 
The following uses when authorized as a special exception:
(1) 
Motel, pursuant to the provisions of § 370-156.
(2) 
Bed-and-breakfast, pursuant to the provisions of § 370-140.
(3) 
Rooming house, pursuant to the provisions of § 370-157.
(4) 
Hospital for humans, pursuant to the provisions of § 370-153.
(5) 
Hospital for animals, pursuant to the provisions of § 370-158.
(6) 
Undertaking establishment, self-service or hand laundry or cleaning establishment, pursuant to the provisions of § 370-159.
(7) 
Wholesale establishment, lumberyard, building and plumbing supplies, farm machinery, motor vehicle fuels, warehousing for indoor storage only, and trucking incidental to such uses; provided, however, that truck terminals and exterior storage of trucks, trailers, and other vehicles shall not be permitted, pursuant to the provisions of § 370-160.
(8) 
Gasoline service station, service and repair of vehicles, storage garage, automobile sales establishment, automatic automobile laundries and car wash facilities, pursuant to the provisions of § 370-161.
(9) 
Shopping center, pursuant to the provisions of § 370-162.
(10) 
Passenger station for public transportation, pursuant to the provisions of § 370-167.
(11) 
Residential dwelling units, as a secondary use located in an upper story above a ground floor use otherwise allowed in this district, pursuant to the applicable provisions of § 370-149.
(12) 
Kennel, pursuant to the provisions of § 370-142.[1]

H. 
Any of the following uses when authorized as a conditional use:

(1) 
Convenience store pursuant to the provisions of § 370-169 of this chapter.
(2) 
Pharmacy/drugstore pursuant to the provisions of § 370-170 of this chapter.
(3) 
Any two uses permitted in the C Commercial Zoning District pursuant to this § 370-86 on one lot which contains a minimum of five acres subject to the provisions in § 370-171 of this chapter.
I. 
Pharmacy/drugstore when authorized as a conditional use pursuant to the provisions of § 370-170 of this chapter.
J. 
Any two uses permitted in the C Commercial Zoning District pursuant to this § 370-86 on one lot which contains a minimum of five acres when authorized as a conditional use by the Board of Supervisors and subject to the provisions in § 370-171 of this chapter.
