A.
No part of any mobile home park shall be used for nonresidential
purposes except such uses that are required for the direct servicing
and well-being of park residents and for the management and maintenance
of the park. Nothing contained in this section shall be deemed as
prohibiting the sale of a mobile home located on a mobile home stand
and connected to the pertinent utilities.
B.
Accessory structures shall not be used as independent living units
and shall be used only for activities customarily incidental and subordinate
to the mobile home.
Average lot size shall not be less than 6,480 square feet. Minimum
individual lot size shall not be less than 6,000 square feet. For
purposes of calculating average lot size, only that acreage divided
into mobile home lots shall be used. Street rights-of-way, park and
recreation areas, service building areas, etc. shall not be counted
in the average lot size calculation.
Not less than 10% of the gross site shall be devoted to recreational
facilities and open space. Recreation areas may include space for
community buildings and community use facilities such as indoor recreation
areas, swimming pools, hobby and craft space. Acreage devoted to maintenance
facilities, park office buildings, and to mobile home lots shall not
be counted in complying with this ten-percent requirement.
A.
All mobile homes and permanent buildings shall be located at least
25 feet from any street line, except as provided below, and at least
10 feet from any mobile home park boundary other than a street line.
B.
All mobile homes shall be set back a minimum of 20 feet from any
street line where the street provides lot access exclusively within
a mobile home park.
C.
No mobile home shall be located closer than 20 feet to any other
mobile home or permanent building within the mobile home park.
