In the Campus Industrial Districts, the following regulations shall apply:

A building may be erected, altered or used, and a lot may be used or occupied for any of the following purposes, and no other:
A. 
Any use permitted in Office-Laboratory Districts;
B. 
Any of the following purposes when authorized as special exception:
1. 
Laboratory for scientific, agricultural or industrial research and development, including commercial and industrial laboratory, in which commercial production is merely incidental to the research activity.
2. 
Educational, religious, philanthropic uses, excluding correctional or penal institution.
3. 
Hospital, medical center or life care facility.
4. 
Manufacturing, fabricating, assembling or processing of the following: Scientific and precision instruments and controls, electronic components, including computers, pharmaceutical and optical goods, jewelry and time pieces.
5. 
Accessory use on the same lot with and customarily incidental to any of the foregoing permitted uses, including cafeteria located within the main building and operated by the employer for the exclusive use of its employees. Notwithstanding the foregoing, no exterior storage of materials or equipment shall be permitted and no use shall be permitted which may be noxious or offensive by reason of odor, dust, fumes, smoke, gas, vibration or noise, or which may constitute a public hazard whether by fire, explosion, or otherwise.

The maximum height of any building erected or used for any use permitted by Section 2500 shall be forty (40) feet.

A. 
District area: No campus industrial district shall be less than (6) acres.
B. 
Minimum lot area and width: A bank or other financial institution shall have a lot area of not less than one and one-half (1.5) acres and have a lot width not less than three hundred (300) feet at the building line. All other uses shall have a lot area of not less than three (3) acres and have a lot width of not less than three hundred (300) feet at the building line.
C. 
Front yard: A bank or other financial institution shall have a front yard on each lot of not less than sixty (60) feet in depth. All other uses shall have a front yard on each lot which shall be not less than one hundred (100) feet in depth.
D. 
Side yards: There shall be two (2) side yards on each lot which shall have an aggregate width of not less than one hundred (100) feet, neither side yard having a width of less than forty (40) feet, and providing that any side yard abutting a street shall have a width of not less than one hundred (100) feet.
E. 
Rear yard: There shall be a rear yard on each lot, the depth of which shall be not less than (50) feet, provided that any rear yard abutting a street shall have a depth of not less than one hundred (100) feet.
F. 
Building coverage: Not more than twenty-five (25) percent of the area of any lot shall be occupied by buildings.
G. 
Maximum impervious surface coverage: The maximum impervious surface coverage shall be 75% of the total tract area.
H. 
Green space area requirement:. The minimum required green space area on any lot shall not be less than 25%.

Except for a bank or financial institution, no parking area shall be permitted within the front yard of any lot in this District nor closer than one hundred fifty (150) feet to any Residential District unless authorized as a Special Exception, but, except for a bank or financial institution, in no case shall any parking area be permitted closer than fifty (50) feet to any Residential District.

All front yards and all areas delineated by any side rear lot line abutting or directly across the street from a Residential District shall be maintained for a depth of (50) feet and for the entire length thereof as green areas and planted in grass, shrubs and/or trees, except for necessary ways of access therethrough.
