Certificate of occupancy issuance is subject to applicable state and municipal laws.
A. 
Whenever an owner, operator, occupant, prospective purchaser, mortgagee, any licensed real estate broker or prospective occupant shall apply to the Administrative Officer for a written zoning information report upon payment of a fee in accordance with the schedule contained herein, the Administrative Officer shall prepare such a report and submit it to the applicant.
B. 
The report shall include each zone classification and zoning boundaries, if any, affecting the premises. The report shall further provide a list of any nonconforming conditions or nonconforming uses pursuant to the zoning requirements shown on the records of the Department of Property Maintenance or other official records.
C. 
The providing of a report shall be as a convenience to the persons applying therefor and shall not constitute an estoppel or limitation on the right of the City to enforce any provision of this Code or other ordinance of the City which may be violated, whether or not such violation is recited in the report, nor shall any person relying thereon be entitled to any claim or defense by reason of such reliance, the application for the report being expressly based on the readiness of the applicant and other persons utilizing the report to accept the limitation contained herein. The report shall not be considered as sanctioning or approving or extending any existing nonconforming uses or conditions. The report shall be provided after payment of the fee charges in § 51-56.
