It is the purpose of this district to encourage a variety of industrial, manufacturing and related uses.
No lot shall be used and no structure shall be altered or occupied for any purpose except the following:
A. 
Manufacturing, bulk commerce and light industry, including but not limited to the fabrication, manufacture and packaging of metal, plastic, wood, food products and ceramic goods, electronic products manufacture, glass and glass products manufacture, jewelry manufacture and pharmaceutical products manufacture.
B. 
Lumber and coal yards, building materials and storage yards.
C. 
Storage warehouses, i.e., warehousing or storage of goods and products, provided that no goods are sold for retail from the premises and that no open storage occurs except as permitted and limited under § 190-101, Accessory uses, of this article.
D. 
Repair and machine shops.
E. 
Laundries.
F. 
Scientific engineering or research laboratories devoted to research design or experimentation and processing and fabrication incidental thereto, provided that no materials or finished products shall be manufactured, processed or fabricated on such premises for retail sales on said premises.
G. 
Office uses and buildings.
H. 
Government uses and public utility facilities.
I. 
Child-care centers in accordance with the requirements found in § 190-85.
A. 
Single-family residential under the conditions outlined for the R/I Overlay Area in § 190-118 and only for that area identified on the Zoning Map of the Borough for R/I Overlay.

A. 
Off-street parking in accordance with § 190-111.
B. 
Signage in accordance with §§ 190-14 and 190-15.
C. 
Private garage space necessary to store any vehicles on the premises.
D. 
Accessory uses or structures customarily incidental to permitted uses.
E. 
Outdoor storage, subject to the following conditions:
(1) 
Outdoor storage shall be restricted to materials and operative vehicles directly related to the principal permitted industrial use of the premises.
(2) 
All outdoor storage shall be screened by fencing, planting, or both, so as not to be visible from any adjacent residential property or any public right-of-way.
(3) 
All outdoor storage areas shall be approved by the Joint Land Use Board as part of site plan approval.
Where a use is not permitted, it shall be considered prohibited. Additionally, the following uses are expressly prohibited:
A. 
Storage of volatile products. The storage of crude oil, or any of its volatile products, or of other highly flammable liquids in aboveground tanks with greater individual capacity than 550 gallons.
B. 
Junkyards and automobile wrecking yards. The storage of secondhand materials except in enclosed buildings and the storage of secondhand lumber and other building material for sale except in established lumberyards.
C. 
Keeping of farm livestock. The keeping of hogs or male goats and the commercial keeping or handling of other farm livestock or poultry except for immediate resale.
D. 
Processes creating nuisance of smoke, odor or noise. Any process of assembly, manufacture or treatment constituting an unusual nuisance, when placed in the vicinity of residential or business zones, by reason of smoke, odor or noise, and including such things as:
(1) 
The manufacture or refining of asphalt.
(2) 
Blast furnaces and boiler and forging shops.
(3) 
The manufacture or processing of cork, fertilizer, linoleum or oilcloth, sulfuric acid and glue or gelatin.
(4) 
The tanning of hides and skins.
(5) 
Abattoirs, i.e., slaughterhouses.
(6) 
The manufacture of paint, oil and varnish.
E. 
Processes constituting hazards. Any process of assembly, manufacture or treatment constituting an unusual hazard of fire, explosion or chemical fumes and gases, including:
(1) 
The manufacture or bulk storage of fireworks and explosives.
(2) 
The manufacture of ammonia or chlorine.
(3) 
The manufacture of illuminating gas and other explosive or poisonous gases.
Bulk and area requirements shall be in accordance with §§ 190-110 and 190-17 unless otherwise indicated herein.
