In District "A," no building, structure, land or premises shall be used and no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered except those uses identified as "P" for permitted in the Land Use Table in Appendix A.[1] which shall be attached to Chapter 405 of the Harrisonville Municipal Code, and available in the online Municipal Code and in person at the Harrisonville City Hall. Uses with additional conditions are listed below:
A. 
There shall be no restrictions of operation of vehicles or machinery customarily incidental to farming uses; of the sale or marketing of products raised on the premises, provided that any building, structure or yard thereafter constructed for the raising, feeding or housing of livestock or poultry shall be located at least five hundred (500) feet from a dwelling in Districts "R-1" to "R-4," inclusive, and further providing that there be no feeding within five hundred (500) feet of a District "R-1" to "R-4," inclusive.
B. 
Kennels, provided that the pens and buildings shall not be located closer than five hundred (500) feet to a dwelling in a District "R-1" to "R-4," inclusive.
C. 
Accessory uses, including repair shops, sheds, garages, barns, silos, irrigation wells and pumps, bunk houses, incidental dwellings, buildings and structures customarily required for any of the above uses. There shall be no limit on the number of allowed accessory structures within this district.

In District "A", the height of buildings, the minimum dimensions of lots and yards, the minimum lot area per family permitted on any lot shall be as follows:
A. 
Height. Buildings or structures shall not exceed thirty-five (35) feet and shall not exceed two and one-half (2½) stories in height.
B. 
Front yards. There shall be a front yard the minimum depth of which shall be fifty (50) feet.
C. 
Side yards. There shall be a side yard on each side of a dwelling of not less than fifteen (15) feet.
D. 
Rear yards. There shall be a rear yard the minimum depth of which shall be fifty (50) feet.
E. 
Lot width. The minimum width of a lot shall be three hundred fifty (350) feet.
F. 
Lot area. Every dwelling hereafter erected, constructed, reconstructed, moved or altered shall provide a lot area of not less than five (5) acres.

The subdivision of land for the purpose of converting agricultural or other undeveloped land to residential use and where the opening of new streets or roadways is contemplated to accomplish this purpose is not permitted in District "A".
