In District "R-3," no building, structure, land or premises
shall be used and no building or structure shall be hereafter erected,
constructed, reconstructed, moved or altered except those uses identified
as "P" for permitted in the Land Use Table in Appendix A.[1]

In District "R-3", the height of buildings, the minimum dimensions
of lots and yards, the minimum lot area per family permitted on any
lot shall be as follows:
A.
Height. Buildings or structures shall not exceed two (2)
stories in height plus a basement as defined in this Chapter.
B.
Front yards. No buildings shall be located closer than thirty
(30) feet to a public street.
C.
Side and rear yards. No building shall be located closer
than fifteen (15) feet to a project property line, other than a street
line.
D.
Lot area per family. The minimum lot area shall be four
thousand (4,000) square feet per family. Cluster housing may not be
constructed where adequate sanitary sewers are not available for connection
thereto.
E.
The
lot coverage shall not exceed sixty percent (60%).

No residential building or group of buildings shall be constructed
in this district until said property is zoned under the planned zoning
procedures set out in this Chapter.
