A. 
The purpose of the R1 Residential District is to:
(1) 
Designate those areas where predominantly low-density residential development has occurred or is likely to occur in accordance with the Village Plan.
(2) 
Protect the integrity of residential areas by prohibiting the development of incompatible land uses.
B. 
Permitted uses. In any R1 Residential District, the following buildings and uses are permitted:
(1) 
One- or two-family dwellings.
(2) 
Accessory uses, including solar energy systems and equipment.
C. 
Special permit uses. In any R1 Residential District, the following buildings and uses are permitted subject to the conditions of Article VII of this chapter:
(1) 
Group home; retirement home.[1]

The purpose of the R2 Residential District is to:
(1) 
Designate those areas where predominantly higher density residential development has occurred or is likely to occur in accordance with the Village Plan.
(2) 
Designate those areas which are best suited for multifamily housing because of location, parking and relation to other land uses.
B. 
Permitted uses. In any R2 Residential District, the following buildings and uses are permitted:
(1) 
One- or two-family dwellings.

C.

Designate areas best suited for commercial services because of location, transportation, parking and location relative to other land uses.[1]

Retail; commercial establishments. [Note: Does not include restaurants, taverns, hotels or motels. (See special permit uses below.)]

Barbershop; beauty parlor; shoe repair; tailoring; dry cleaners; laundromats.
(6) 
Public libraries; museums.
(7) 
Club; lodge; social center; recreation center.
(8) 
Funeral home.
(9) 
Accessory uses, including solar and other alternative energy systems and equipment.
C. 
Special permit uses. In any GB General Business District, the following buildings and uses are permitted subject to the conditions of Article VII of this chapter:

Drive-in facilities.

The purpose of the DB Downtown Business District is to designate those areas where predominantly business and commercial development has occurred and is likely to occur. However, the existing nature of the area makes it unsuitable to designate minimum lot sizes.
B. 
Permitted uses. In any DB Downtown Business District, the following buildings and uses are permitted:

A. 
The purpose of the I Industrial District is to designate areas best suited for industrial uses because of location, topography, transportation, existing facilities and relation to other land uses.
B. 
Permitted uses. In any I Industrial District, the following buildings and uses are permitted: Industrial uses are by special permit only as listed below.
C. 
Special permit uses. In any I Industrial District, the following uses are permitted subject to the conditions specified in Article VII of this chapter:
(1) 
Logging; sawmills; lumberyards.
(2) 
Storage; warehouse.
(3) 
Light manufacturing.[1]

D. 
Uses requiring site plan review in any I Industrial District shall be all special permit uses.
A. 
The purpose of the OF Flood Hazard District is to designate those areas where construction controls may be imposed because of varying degrees of flood hazard.
B. 
Jurisdiction. The flood area shall be an overlay zone as per § 115-12 and shall include the area specified as Zone A on the Federal Insurance Administration Flood Hazard Boundary Map.
C. 
Procedure and standards. Buildings and uses shall be in conformance with the United States Flood Disaster Protection Act, as well as with the requirements of the underlying district.
