The purpose of the Municipal Facilities (MF) Zone is to provide areas for local government service independent of residential, commercial or industrial uses.
In any designated MF Zone, only the following uses shall be permitted:
A. 
Government and public buildings, including but not limited to administrative offices, police facilities, public works, fire stations, ambulance and rescue stations, public libraries, public transit facilities, nonprofit animal shelters and, as accessory uses, garage and repair facilities for the operation of vehicles used in conjunction with such principal uses.
B. 
Public and private nonprofit schools, including, as accessory uses, parks, playgrounds and accessory buildings necessary for the operation thereof.
C. 
Public parks, playgrounds, active and passive recreation and including accessory buildings necessary for the operation thereof.
The following bulk requirements shall apply in a MF Zone:
A. 
The minimum lot size shall be 6,750 square feet.
B. 
The minimum lot frontage shall be 75 square feet.
C. 
The minimum front yard setback shall be 25 feet.
D. 
The minimum rear and side yard setback shall be 20 feet.
E. 
The maximum height limitation shall be 50 feet.
F. 
The maximum impervious coverage shall be 75% of the total lot area.
All developments within a MF Zone shall be subject to Part 2, Site Plan Review.
Parking requirements shall be pursuant to § 162-130.
Buffering requirements shall be pursuant to § 162-128.
