This chapter shall be known and may be cited as the "City of
Estell Manor Zoning Ordinance."

A.
General purpose. The intent of this chapter is to establish a precise
and detailed plan for the use of land in the City based on the Master
Plan and enacted in order to promote and to protect the public health,
safety, morals, comfort, convenience and general welfare of the people.
This chapter is further intended to implement the objectives of the
Pinelands Protection Act and the Pinelands Comprehensive Management
Plan and to conform with the minimum standards contained in said plan.
B.
Purposes. The purposes of this chapter are those set forth under
the zoning provisions of the Municipal Land Use Law, Chapter 291 of
the Laws of 1975, N.J.S.A. 40:55D-1 et seq., and the Pinelands Protection
Act, N.J.S.A. 13:18A-1 et seq.
