A. 
The following zoning districts are hereby established in Jackson Township:
R
Residential District
MU
Mixed Use District
CC
Commercial Corridor District
LI
Large-Scale Industrial District
TO
Transitional Overlay District
HS
Highway Signage Overlay
AO
Airport Overlay District
B. 
The overlay districts shall be in addition to, and not a replacement for, the underlying district regulations.
C. 
The boundaries of the Township zoning districts hereby established are shown on the Official Township Zoning Map and Airport Overlay Zoning Map attached hereto and incorporated herein as Appendix A. These maps and all the notations, references, and other data shown thereon are hereby incorporated by reference into this chapter and shall be as much a part of this chapter as if all were fully described herein.
A. 
Where uncertainty exists as to the boundaries of any district as shown on the Official Zoning Map, the following rules shall apply:
(1) 
District boundary lines, unless otherwise indicated on the map, follow or are parallel to the center line of streets and streams, and to lot or property lines as they exist on a recorded deed or plan of record in the Butler County Recorder of Deeds office at the time of the adoption of this chapter.
(2) 
In unsubdivided land, or where a district boundary divides a lot, the location of such boundary, unless the same is indicated by dimensions, shall be determined by the use of the scale appearing on the Official Zoning Map.
(3) 
Where streets, streams, property lines, or other physical boundaries and delineations are not applicable, boundaries shall be determined by the scale shown on the Official Zoning Map.
(4) 
Where a district boundary is not fixed by dimensions and where it approximately follows lot lines, and where it does not scale more than 10 feet therefrom, such lot lines shall be construed to be such boundaries unless specifically shown otherwise.
B. 
When there is disagreement on the location of a zoning district boundary, a determination shall be made by the Zoning Officer, with appeal from the determination of the Zoning Officer made to the Zoning Hearing Board.
