To provide for a carefully controlled selection of light commercial
uses in locations that have a mixed commercial-residential character.
To provide for local commercial uses that are primarily designed to
serve nearby residential areas. To make sure that these uses are compatible
with nearby residences. To encourage the redevelopment of existing
commercial uses that are not appropriate near residences.

The requirements of this chapter shall not apply to uses or
structures owned by Williams Township or for municipal authorities
created solely by Williams Township.

Only the following uses are permitted by right in the "LC" District,
provided that the requirements for specific uses in Part 15 are met:
A.
The following uses within the requirements of this district:
(1)
Adult day-care center.*
(2)
Bakery.
(3)
Barber or beautician.
(4)
Cemetery.*
(5)
Crop farming.
(6)
Cultural/community center.*
(7)
Dry cleaning or shoe repair.
(8)
Financial institution with or without drive-through service.
(9)
Fitness center/exercise club.
(11)
Greenhouse/plant nursery, which may include retail sales.

Medical marijuana dispensary.
(13)
Mixed-use building.
(14)
Nursery school/day-care center.*
(15)
Offices.
(16)
Place of worship.*
(17)
Publicly owned recreation.
(18)
Public or private primary or secondary school.*
(19)
Retail store/convenience store.*
(20)
Swimming pool, public or semipublic.*
(21)
Tailoring or custom dressmaking shop.*

Township-owned use.
B.
The following accessory uses, within the requirements of § 27-1403:
(1)
Accessory use or structure clearly customary and incidental
to a permitted by right, approved special exception or conditional
use.**

Accessory uses or structures permitted by § 27-1403C.**
(3)
Essential services.**
(5)
Audubon International certified golf course.*
(6)
Solar energy system, on-site usage.**

"LC" District, provided that the requirements for the use in Part
14 are met:

Only the following are permitted conditional uses in the "LC"
District, provided that the requirements for specific uses in Part
14 are met:

All uses not specifically permitted are prohibited, unless their
allowance is clearly implied in the determination of the Zoning Hearing
Board by a very close similar use. The following uses are specifically
prohibited in the "LC" District as principal or accessory uses.
A.
Adult bookstore, cabaret, adult movie theater or massage parlor.
B.
Auto, boat or mobile/manufactured home sales.
C.
Building contractor's storage.
D.
Commercial indoor or outdoor recreation.
E.
Commercial or industrial outdoor storage or display.
F.
Funeral home.
G.
Junkyard.
H.
Hotel or motel.
I.
Manufacturing.
J.
Motor vehicle race track.
K.
Truck terminal.
L.
Uses primarily involving delivery of products off of the site.

The following lot and setback regulations shall apply to uses in the "LC" District, unless a more restrictive requirement is stated in Part 14 (for a particular use) or elsewhere in this chapter.
A.
Minimum lot area: 10,000 square feet per principal use if public/central
water and sewage is provided; two acres per EDU if on-lot sewage is
provided.
B.
Number of uses: No lot may contain more than two principal uses or
dwellings, except within a development previously approved for a larger
number of uses.
C.
Minimum lot width: 80 feet, except 200 feet for any lot created after
the adoption of this chapter that has its own driveway entering onto
a collector or an arterial street.
D.
Minimum lot depth: 60 feet.
E.
Maximum building coverage: 40%.
F.
Maximum impervious coverage: 80%.
G.
Minimum front yard setback: 25 feet from the future street right-of-way
for both principal and accessory structures.
H.
Minimum side yard setback, (per side): 10 feet for both principal
and accessory structures, except 20 feet for a side abutting an existing
dwelling or residential district.
I.
Minimum rear yard setback: 15 feet for both principal and accessory
structures, except for 30 feet along areas abutting an existing dwelling
or residential district.
J.
Maximum height: 35 feet.
