Unless otherwise specified:
A. 
No building or structure of any type shall be erected, altered, added to or enlarged, nor shall any land or building be designed, used or intended to be used for any purpose or in any manner other than as specified among the uses listed in this chapter as permitted in the zone in which such building or land is located.
B. 
No building shall be erected, altered, enlarged or rebuilt, nor shall any open space surrounding any building be encroached upon or reduced in any manner, except in conformity with the yard, lot area, and building location regulations in this chapter designated for the zone in which such building or open space is located.
C. 
No yard or other open space provided about any building for the purpose of complying with the provisions of this chapter shall be considered as providing a yard or open space for any other building, and no yard or other open space on one lot shall be considered as providing a yard or open space for a building on any other lot.
A. 
Yard regulations. Where the side wall of a building is not parallel with the side lot line or is broken or otherwise irregular, the side yard may be varied. In such case the average width of the side yard shall not be less than the required minimum width, provided that the narrowest point is not less than 1/2 the required minimum width.
B. 
Vacant lots. When a vacant lot is situated between two improved lots, each having a principal building within 25 feet of any side lot line of such unimproved lot, the front yard requirement may be reduced to the greatest front yard depth on either of the two adjoining improved lots.
C. 
Certain architectural features may project into yard areas as follows:
(1) 
Cornices, canopies, eaves or other similar architectural features may project into side yards a distance not exceeding two inches per one foot of side yard width but may not exceed a total of three feet.
(2) 
Fire escapes may project into side and rear yards a distance not exceeding four feet six inches.
(3) 
Bay windows, balconies, fireplaces, uncovered stairways and necessary landings, and chimneys may project a distance not exceeding three feet, but not such feature may occupy, in the aggregate, more than 1/3 of the length of the building wall on which they are located.
In residential zoning districts, except for Planned Residential Development Zone districts, there shall not be more than one principal structure and two accessory structures, including private garages on each zone lot.
Each principal building and the front door of each principal building shall front on a duly accepted public street which has been improved in accordance with City standards or on streets in the process of being improved in accordance with requirements of Chapter 154, Subdivision and Land Development, or any other ordinance of the City. This section shall not apply to any property which was in existence prior to the adoption of zoning and did not, at that time, front on a public street.
When a structure is erected on a corner lot, the following provisions shall govern:
A. 
The front yard setback line shall be established on the street where the primary entrance is located.
B. 
The Zoning Officer shall have discretion to adjust the three remaining lot lines under the guidelines hereinafter set forth:
(1) 
The building setback line on the other street where the primary entrance is not located shall be made to conform as nearly as possible to the front yard setback line for that street. It is the intent of this Subsection B(1) that the side of any structure on a corner lot shall be in line, as nearly as possible, with the front of the structures on the same street. However, the side of a structure shall be set back no less than the minimum side yard setback requirement for the applicable zone.
(2) 
The remaining two setback lines, not fronting on either street, shall be no less than the minimum side yard and rear yard building setback line for the applicable zone.
