A. 
Subdivision. No subdivision of land within the Town shall be made until a plan for such subdivision has been approved by the Commission.
B. 
Offer for sale. No lot or part of a tract or parcel of land shall be offered for sale if conveyance thereof would constitute or continue a subdivision of such tract or parcel, a plan for which has not previously been approved by the Commission.
C. 
Offer for building development. No lot or part of a tract or parcel of land shall be offered for use for building development if such use thereof would constitute or continue a subdivision of such tract or parcel, a plan for which has not previously been approved by the Commission.
A. 
Division in conformity with plan. No division of a tract or parcel of land constituting the area of an approved subdivision plan shall be made except in conformity with the plan as approved pursuant to these regulations.
B. 
Work in conformity with plan. Unless otherwise expressly approved by the Commission pursuant to § 485-29, no work proposed or required to carry out an approved subdivision plan shall be performed except in conformity with the plan as approved pursuant to these regulations.
C. 
Map changes. No change in a record subdivision map approved by the Commission (whether or not such change constitutes a resubdivision) shall be made unless such change has previously been approved by the Commission and is shown on a revised record subdivision map which has been endorsed by the Commission and filed in the office of the Town Clerk.
A. 
Performance bond. No lot or part of a tract or parcel of land constituting the area of an approved subdivision plan shall be sold or offered for sale or used or offered for use for building development and no building permit for any dwelling shall be issued unless and until the performance bond, if any, prescribed by the Commission to secure completion of the work of the plan has been posted in accordance with these regulations.
B. 
Occupancy of lots or parts. No building upon any lot or part of a tract or parcel of land constituting the area of an approved subdivision plan shall be occupied and no certificate of occupancy shall be issued therefor unless such lot or part has contiguous frontage of at least 200 feet upon, or 150 feet on a turnaround of a dead-end subdivision road (cul-de-sac), or an owned way of access at least 25 feet in width to, either a public road or a subdivision road for which all work has been performed, completed and given preliminary approval pursuant to Article VIII of these regulations.
C. 
Endorsement of map. No work proposed or required to carry out an approved subdivision plan shall be commenced until the record subdivision map, endorsed by the Commission, has been filed in the office of the Town Clerk.
D. 
Open space dedication. No lot or part of a tract or parcel of land constituting the area of an approved subdivision shall be sold or offered for sale or used or offered for use for building development until all proposed or required areas therein for open space purposes have been fully dedicated by a method prescribed in § 485-52 of these regulations.
E. 
Recordation of plans. No plan of subdivision of land within the Town shall be recorded or filed by the Town Clerk unless such plan is shown on a record subdivision map bearing the endorsement of approval of such plan by the Commission pursuant to these regulations.
F. 
Subdivision area. No part of the subdivision shall consist of land other than building lots or land dedicated to open space.
