A. 
The purpose of the Residential 8 District is to encourage new development and rehabilitation of medium density single-family development with sufficient controls.

B. 
The use, height and area regulations of §§ 102-68 to 102-70, inclusive, or those regulations set forth elsewhere in this chapter, where applicable to these sections, and the general regulations of Article XVIII are the regulations in Residential 8 District.

A building or land shall be used only for the following purposes:
A. 
Principal uses. The following principal use is permitted:
(1) 
2.5 story single-family detached dwellings.

B. 
Conditional uses. The following conditional uses are permitted:
(1) 
All conditional uses permitted in the Residential 1 District, subject to the conditions listed therein.
C. 
Accessory uses. The following accessory uses are permitted:
(1) 
All accessory uses permitted in the Residential 1 District, subject to the conditions listed therein.

The following area and bulk requirements shall apply.
A. 
Minimum lot size.
(1) 
The minimum lot size for a single-family detached dwelling use shall be 3,900 square feet.
B. 
Minimum lot width.
(1) 
The minimum lot width for single-family detached dwellings shall be 60 feet.
C. 
Minimum lot depth.
(1) 
The minimum lot depth for single-family detached dwellings shall be 65 feet.
D. 
Setbacks shall be as follows:
(1) 
For single-family detached dwellings:
(a) 
For front yards, a minimum of 20 feet.
(b) 
For side yards, a minimum of eight feet for each side yard.
(c) 
For rear yards, a minimum of 15 feet.
E. 
The maximum building coverage shall be as follows:
(1) 
For single-family detached dwellings, a maximum of 40%.
F. 
The maximum principal building height shall be as determined in § 102-118. The maximum accessory building height shall be 12 feet.
