A. 
The purpose of the Marina Commercial District is to encourage water-oriented business development which is compatible with the predominant residential nature of Ventnor's waterways, with sufficient controls.
B. 
The use, height and area regulations of §§ 102-104 to 102-106, inclusive, or those regulations set forth elsewhere in this chapter, where applicable to these sections, and the general regulations of Article XVIII, are the regulations in this District.
A building or land shall be used only for the following purposes:
A. 
Principal uses. The following principal uses are permitted:
(1) 
Marina and marine service facilities.
(2) 
Water-oriented service establishments.
The following area and bulk requirements shall apply:
A. 
The minimum lot size shall be 1/2 acre.
B. 
The minimum lot width shall be 150 feet.
C. 
The minimum lot depth shall be 100 feet.
D. 
Coverage.
(1) 
The building coverage shall be 40%.
(2) 
The lot coverage shall be 65%.
E. 
The front yard shall be 15 feet.
F. 
The side yard shall be a minimum of 10 feet, each side.
G. 
The rear yard shall be 10 feet from the bulkhead.
H. 
The maximum principal building height shall be as determined in § 102-118. The maximum accessory building height shall be 12 feet.
