It is the intent of the R-2 District, as outlined
by the Upper Uwchlan Township Comprehensive Plan, to provide for low
to moderate density residential development in areas of the Township
which are not generally characterized by steep slopes or floodplains,
but which nevertheless contain soils conditional for on-lot sewage
disposal systems and variable groundwater yields; to encourage continued
agricultural, open space and conservation uses in the R-2 District
while also permitting low to moderate density residential development
compatible with established use patterns; and to encourage and promote
phased development throughout the Township by permitting low to moderate
density residential uses in the R-2 District until other areas of
the Township more accessible to adequate services and transportation
are fully developed in medium and high density residential uses. The
R-2 District establishes maximum density standards which provide the
conservation of surface water and groundwater supplies, soils for
on-lot sewage disposal systems, and the control of soil erosion and
flooding.
B.Â
In the R-2 Residential District, the following regulations
shall apply.
A building may be erected, altered or used,
and a lot may be used or occupied for any of the following purposes,
and no other:
A.Â
Any use permitted by right in the R-1 District.
B.Â
The following uses when authorized as a conditional use by the Board of Supervisors subject to § 200-116 of this chapter:

Any accessory use permitted in the R-1 District.
D.Â
Adaptive reuse for historic preservation where indicated as a use by right in accordance with § 200-72.1.

A.Â
Minimum lot area. Every lot shall have an area of
not less than one acre, provided that, in the case of an interior
lot, any right-of-way or accessory connecting such lot to a road or
street shall be in addition to the minimum lot area of one acre.
B.Â
Minimum lot width. Every lot shall not be less than
150 feet in width.
C.Â
Yard regulations. The following yards shall be provided:
(1)Â
A front yard of not less than 50 feet shall be provided
on each lot.
(2)Â
Two side yards of not less than 30 feet each shall
be provided on each lot.
(3)Â
A rear yard of not less than 40 feet shall be provided on each lot, unless the lot is a reverse frontage lot, in which case the requirements of § 200-75B shall apply.
(4)Â
There shall be a 100-foot setback from the ultimate
right-of-way of PA Route 100 regardless of which yard abuts the highway.
D.Â
Coverage regulations.
(1)Â
Building coverage. Not more than 15% of the area of
a lot shall be covered by buildings/structures.
(2)Â
Lot coverage. Not more than 20% of the area of a lot shall be covered by buildings/structures and other impervious materials, provided that uses permitted in §§ 200-13E(1) and 200-17B(1) may increase the lot coverage to 40%.
E.Â
Height restrictions. No structures or principal buildings
shall exceed 35 feet in height. No accessory building, other than
an accessory farm building, shall exceed 25 feet in height.
F.Â
Accessory buildings/structures. No accessory buildings
or structures shall be situated within the front yard, nor within
15 feet of any side or rear lot line.
