Uses listed as a conditional use in a particular
zone may be permitted only after it has been determined that the development
proposal complies with the conditions and standards set forth in this
chapter for the location and operations of such particular use. In
addition to the conditions and standards set forth elsewhere in this
chapter, all conditional uses shall comply with the following conditions
and standards:
A.
That all proposed structures, equipment or material
shall be readily accessible for fire and police protection.
B.
That the proposed use shall be of such location, size
and character that, in general, it will be in harmony with the appropriate
and orderly development of the zone in which it is proposed to be
situated, will be free of nuisance characteristics and will not be
detrimental to the orderly development of adjacent properties in accordance
with the zoning classification of such properties.
C.
That for any use located in or directly adjacent to
a Residence District:
(1)
The location and size of such use, the nature and
intensity of operations involved in or conducted in connection therewith,
its site layout and its relation to access streets shall be such that
both pedestrian and vehicular traffic to and from the use and the
assembly of persons in connection therewith will not be hazardous
or inconvenient to or incongruous with the residential zone or conflict
with the normal traffic of the neighborhood; and
(2)
The location and height of buildings, the location,
nature and height of walls and fences and the nature and extent of
landscaping on the site shall be such that the use will not hinder
or discourage the appropriate development and use of adjacent land
and buildings nor materially affect the property value thereof.
D.
Each application for conditional use approval shall
be accompanied by a proposed site plan, when required, showing the
size and location of the lot, the location of all buildings and proposed
facilities, including access drives, parking areas and all streets
within 200 feet of the lot.
E.
Any lot for which conditional use approval may be
granted shall be deemed to be a conforming use in the district in
which such use is located, provided that such approval shall affect
only the lot or portion thereof for which such use shall have been
granted.
F.
Application for conditional use approval shall be
accompanied by a fee of $50, and each applicant that submits an application
for conditional use approval shall agree in writing to pay all reasonable
costs for professional review of the conditional use by the Township.
The applicant shall be billed and shall pay all reasonable costs over
and above the application fee of $50 prior to the issuance of a building
permit and prior to any construction on the site.

"SECTION 2: The fees listed in
this ordinance shall be charged, as of the effective date of this
ordinance, for the specific services listed. Any fees changed by virtue
of change in statute or law or new fees instituted by new statute,
law or ordinance shall be automatically charged without amendment
to this ordinance, except that any such fee changes shall be reflected
by appropriate amendment. Any fees not listed in this ordinance shall
remain as previously established by ordinance, resolution or practice
of the Township."
