This chapter shall be known and may be cited
as the "Site Plan Ordinance of the Borough of Fort Lee."
The regulations contained in this chapter are
deemed necessary to achieve the following objectives:
A.
To promote, protect and enhance the public health,
safety, convenience and general welfare in an era of increasing development
and urbanization.
B.
To protect the character and maintain the stability
of all areas in the Borough and to promote the orderly and beneficial
development of such areas.
C.
To provide a review and coordination procedure which
clearly defines the role of public and private interests as well as
standards to be enforced.
D.
To limit or restrict wherever possible against danger
from fire, explosion, noxious fumes, excessive traffic, flooding and
other hazards.
E.
To enhance and improve the man-made and natural environment.
F.
To protect and promote a cleaner and safer living
environment affecting land, water and air resources.
G.
To encourage the compatible and harmonious use of
land and resources.
H.
To conserve and enhance the taxable value of land
and buildings throughout the Borough.
I.
To encourage innovative and attractive techniques
in design, technology and administration.
J.
To encourage municipal action to guide the appropriate
use or development of all lands in this state in a manner which will
promote the public health, safety, morals and general welfare.
K.
To promote a desirable visual environment through
creative development techniques and good civic design and arrangements.
L.
To promote the conservation of open space and valuable
natural resources and to prevent urban sprawl and degradation of the
environment through improper use of land.
M.
To encourage coordination of the various public and
private procedures and activities shaping land development with a
view of lessening the cost of such development and to the more efficient
use of land.
