For the purpose of this chapter, the Borough of Fort Lee is hereby divided into 35 zones differentiated according to use and building regulations and to be designated as follows:[1]

The location and boundaries of zone districts are hereby established on the Zoning Map of the Borough of Fort Lee, prepared by Malcolm Kasler and Associates, dated January 4, 1979, as may be amended or supplemented from time to time, which is attached hereto[1] and is made a part of this chapter. Said map or maps and all notations, references and designations shown thereon shall be, as such, a part of this chapter as if the same were all fully described and set forth herein.[2]
A. 
Zoning change. Certain parcels of land, more particularly set forth in § 410-9B, shall be and hereby are redesignated from an R-4 One- and Two-Family Residential Zone, a C-2 Neighborhood Business Zone and a C-4 Special Business Zone to a new zone termed the "C-7 Special Limited Business Zone."
B. 
Description. The parcels rezoned under § 410-9A shall be and they do hereby include the following parcels of land:

The area bounded by South Marginal Road on the north, Central Road on the east, Main Street on the south and Lemoine Avenue on the west, commonly identified as Blocks 4801, 4802 and 4803 on the Borough of Fort Lee Tax Maps, is hereby rezoned from the C-1 and R-4A Zones to the Planned Unit Development Zone.
D.

The land area designated as Block 4302, Lots 10-24, inclusive; Block 4303, Lots 5-26, inclusive; Block 4304, Lots 3-19, inclusive; and Block 4305, all lots on the Tax Assessment Maps of the Borough of Fort Lee, is hereby rezoned from the R-4 and C-2 Districts to R-10A High-Rise Apartment Residential Zone.
F. 
The land area designated as Block 3302, Lots 2C and 3, on the Tax Assessment Maps of the Borough of Fort Lee is hereby rezoned from the C-6 to R-12 High-Rise Apartment Residential Zone, excepting that portion of said Lot 2C with frontage on Parker Avenue and extending 185+/- feet perpendicular therefrom, depicted on the adopted Zoning Map as located in an R-11 Zone and comprising approximately 5,920 square feet.
G. 
The land area designated as Block 3302, Lot 2, on the Tax Assessment Maps of the Borough of Fort Lee is hereby rezoned from the C-6 to the R-11 High-Rise Apartment Residential Zone.
H. 
The area bounded by Bridge Plaza South on the north, Central Road on the east, Main Street on the south and Lemoine Avenue on the west, commonly identified as Blocks 4801, 4802 and 4803 on the Borough of Fort Lee Tax Maps, is hereby rezoned from the PUD Planned Unit Development Zone to the C-1A Planned Business District Zone.

I. 
The area bounded generally by Bridge Plaza South on the north, Hudson Terrace on the east, Main Street on the south and Central Road on the west, which is currently located within the limits of the R-6 Zone, and more particularly designated as Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 10 and 11, in Block 4804; Lots 1, 5, 6, 7, 8 and 9, in Block 4805; and Lot 1 in Block 4806 on the Fort Lee Tax Maps is hereby rezoned to the R-6A Age-Restricted Apartment Zone.

J. 
A redevelopment overlay district, designated “D-1 - Bridge Plaza North/Hudson Street," which shall overlay the existing zoning district of Block 6101, Lots 13, 14, 15 and 20 and Block 6102, Lots 17, 18, 19, 20 and 21 on the Fort Lee Tax Map.

K. 
The area bounded generally by Federspiel Street and Kaufer Lane which is currently located within the limits of the R-10A Zone, and more particularly designated as Lots 12, 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, 23 and 24 in Block 4302; Lots 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, 23, 24, 25 and 26 in Block 4303; Lots 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18 and 19 in Block 4304; and Lots 1, 2, 3, 4, 5, 6, 7, 8 and 9 in Block 4305 on the Fort Lee Tax Maps, is hereby rezoned to the R-5A Low-Rise Residential Zone.

L. 
The area generally located between Main Street and Kaufer Lane which is currently located within the limits of the R-10A Zone, and more particularly designated as Lots 10, 11, 12, 13, 14, 15, 16, 23, 24, 25, 26, 27, 28, 29, 30, 31, 32, 33, 34, 35, 36, 37, 38, 39 and 40 in Block 4305 on the Fort Lee Tax Maps, is hereby rezoned to the R-7A Mid-Rise Residential Zone.

M. 
The area generally bounded by Lemoine Avenue on the west and Palisade Avenue on the east which is currently located within the limits of the C-2 Zone, and more particularly designated as Lots 5, 6, 7, 8, 9, 10, 11, 12, 30, 55, 56, 57 and 58 in Block 4202 on the Fort Lee Tax Maps, is hereby rezoned to the C-1 Central Business District Zone.

N. 
The area generally located along Main Street between Federspiel Street and Bigler Street on the west and Hudson Terrace on the east which is currently located in the R-10A Zone and the C-2 Zone, and more particularly designated as Lots 2, 3, 4, 5, 6, 7 and 8 in Block 4806; Lots 10 and 11 in Block 4302 and Lots 19, 20, 21 and 22 in Block 4305 on the Fort Lee Tax Maps, is hereby rezoned to the C-1B Mixed-Use Zone.

A. 
Designation of zone boundaries.
(1) 
The zone boundary lines are intended generally to follow the center lines of streets; existing lot lines; the center lines of rivers, streams and other waterways; and municipal boundary lines.
(2) 
Where a district boundary line does not follow such a line, its position shall be shown on the Zoning Map by a specific dimension expressing its distance in feet from a street line or other boundary line as indicated.
B. 
Determination of doubtful lines. In cases of uncertainty or disagreement as to the true location of any zone boundary line, the determination thereof shall lie with the Board of Adjustment as hereafter provided.
