The following area, bulk and yard requirements shall
apply to residential uses in a PCR-1 Zone:

The following provisions shall also apply to area,
bulk and yard restrictions for residential uses in a PCR-1 Zone:
(1)
Townhouses, garden apartments, mid-rise apartments
and planned multiple-family residential units may be constructed atop
parking structures so long as the aggregate height does not exceed
70 feet or six stories above ground level.
(2)
If townhouses are attached, no side yard is required.
However, a minimum of 15 feet shall be required between townhouse
buildings or between a townhouse building wall and any edge of street,
roadway or driveway paving.
A.

apply to nonresidential uses in a PCR-1 Zone:

The following additional provision shall apply to
area, bulk and yard requirements for nonresidential uses in a PCR-1
Zone:
(1)
Permitted uses may be constructed atop parking structures
so long as the aggregate height does not exceed 70 feet or six stories
above ground level.
(2)
If a restaurant is included in a building, which building
is more than 1/2 devoted to another permitted use, the maximum floor
area ratio (FAR) and the maximum building height for the building
(including the restaurant) shall be a FAR of 1.5 and a height of 70
feet or six stories, respectively.
A.
For planned multiple-family residential development
groups and planned commercial developments in a PCR-1 Zone, the minimum
frontage for the site shall be 300 feet.
B.
The maximum height of parking structures in a PCR-1
Zone shall be 20 feet or two stories; provided, however, that the
maximum height of a parking structure in a PCR-1 Zone may be increased
to 30 feet or three stories if the roof above the third story is not
used for parking but is developed as an outdoor terrace or other open
space amenity.
