This zone district shall be intended for limited industrial and manufacturing uses, offices for professional, executive or administrative purposes, medical offices, all educational uses, scientific or research laboratories, hotels and motels, all of which shall be conducted within the confines of a building. Partial use may be permitted of a building primarily designed for hotel or motel usage by offices for professional, executive, or administrative purposes. Retail sales shall be permitted within this zone district, provided that the merchandise sold is manufactured by the occupant of the building wherein such retail sales are conducted.
No land or building shall be used or occupied by a use which shall in any manner exceed the limitations imposed by the performance standards as set forth in § 230-73 or any use which shall be detrimental to the health, safety, morals or general welfare of the Borough.

A. 
Height. No building shall exceed a maximum height of five stories or 65 feet, whichever is the lesser.
B. 
Yards. Every lot shall have a front, rear and two side yards of 50 feet each, provided that no building shall be erected closer than 75 feet to the center line of Harristown Road nor closer than 100 feet to a residential zone. Where a side or rear yard abuts a railroad right-of-way, such right-of-way may be considered to be part of such side or rear yard, and in such cases where the lot is used for either a hotel or motel development, no such building or buildings shall be erected closer than 100 feet to any state highway.
C. 
Floor area. There shall be a ground floor area of at least 10,000 square feet.
D. 
Maximum building coverage. The total floor area of all floors, including accessory buildings, shall not exceed 35% of the lot area.
E. 
Off-street parking. All off-street parking areas shall be subject to the provisions in Article VI and, in addition, shall comply with the following:
(1) 
Parking and loading areas shall be provided in other than the front yard, except that parking for not more than 10 visitors may be provided in the front yard.
(2) 
Each parking space shall be at least 10 feet in width and 20 feet in length.
(3) 
Loading areas may not be considered as part of the required parking area.
(4) 
All portions of the property not covered by buildings or used for off-street parking and loading shall be suitably landscaped with trees, shrubs and grass lawns.
