It is hereby found and declared that there exists within the municipality a serious, inadequate supply of housing rental units for senior citizens. The creation of a Senior Citizens Housing District within the Borough of Glen Rock is hereby declared to be of overriding public concern and serves a necessary public purpose and public use. The primary intended use within this zone is for multifamily senior citizens housing units.
As used in this article, the following terms shall have the meanings indicated:
SENIOR CITIZENS
Persons who have attained the age of 62 years or over.
Any use other than that use which is set forth under § 230-89 shall be prohibited.
A. 
Height. No building shall exceed a maximum of three stories or 35 feet in height, whichever is the lesser, except that elevator enclosures, air-conditioning units and similar roof appurtenances may extend above the height limit, provided that they occupy an aggregate of not more than 10% of the area of the roof surface; and further provided that such structures do not extend above the roof surface by more than 10 feet. Unless designated as an integral part of the building, such structures shall be concealed from horizontal view by wall-type structures coordinated with the design of the building.
B. 
Yards. No building shall be located within 10 feet of a property line.
C. 
Maximum building coverage. Maximum building coverage shall not exceed 55% of the lot area.
D. 
Off-street parking. One parking space shall be required for each two rental apartments within the housing complex. All such parking and parking facilities shall also meet all of the applicable requirements as provided in § 230-37, Off-street parking in nonresidential districts.
