No building or structure shall be erected or altered and no premises shall be used except for the following permitted uses:
A. 
Any primary or accessory use or structure permitted in the R-1 Residential Zone, but not including any use or structure specifically permitted only in the R-1 and RR Zone.

B. 
A boardinghouse or rooming house for not more than two paying boarders.

Minimum lot size: 30,000 square feet.
B. 
Minimum lot width: 120 feet.
C. 
Maximum building area.
(1) 
For lots located entirely within the R-2 Zone, the maximum building area shall be 8% of the lot area but not more than 3,000 square feet.
(2) 
For lots located in both the R-2 and R-1 Zones, the maximum building area shall be limited as follows:
(a) 
For lots having an area equal to two acres or less, the maximum building area shall be 5% of the lot area, but not more than 3,000 square feet.
(b) 
For lots having an area greater than two acres, the maximum building area shall be 3% of the lot area where any structures are set back less than 150 feet from the front lot line or road line, or 4% of the lot area, provided that all structures are set back a minimum of 150 feet from the front lot line or road line. If the total building area exceeds 3,920 square feet, all structures on the lot shall be set back a minimum of 150 feet from the front lot line or road line.

(3) 
Accessory structures constructed prior to 1945 shall not be included in the calculation of building area as set forth above, provided, however, that any enlargement of such a preexisting structure shall be counted in the calculation of building area and shall be limited as set forth above.

D. 
Maximum height of buildings and structures.
(1) 
Maximum height of main building: 35 feet and no more than 2 1/2 stories.
(2) 
Maximum height of accessory buildings and structures: 25 feet.
E. 
Minimum square feet in dwelling: 1,000 square feet of livable floor area space measured at the first-floor level, exclusive of porches and garages.
F. 
Front yard. All structures must be set back at least 50 feet from any front lot line or road line.

G. 
Side yards. The width of each side yard must be at least 20 feet, and the aggregate of both side yards must be at least 40% of the lot width.
H. 
Rear yard: a minimum depth of 25% of lot depth, up to 50 feet from any rear lot line or road line.

Tree conservation area. In accordance with the provisions of § 225-111, Tree conservation, there shall be a tree conservation area required along all perimeter property lines within which no tree measuring eight inches or greater in diameter at a point 4 1/2 feet above the ground shall be cut down or removed without a permit therefor except in accordance with the exemptions provided in § 225-111B(2). The width of the tree conservation area shall be 1/2 of the minimum required front, side and rear yards, as follows:
