Use regulations are the same as those in the R-2 Residence Zone.
A. 
Minimum lot size: 9,000 square feet.
B. 
Minimum lot width: 65 feet.
C. 
Maximum building area. The maximum building area shall be limited to 15% and 2,100 square feet. In the case of lots split between the R-4 Zone and any other zone, any building, or portion thereof, located within the other zone shall comply with the building area limitations of said zone.

Maximum height of buildings and structures:
(1) 
Maximum height of main building: 35 feet and not more than 2 1/2 stories.
(2) 
Maximum height of accessory buildings and structures: 25 feet.

Minimum square feet in dwelling: 750 square feet of livable floor area space measured at the first-floor level, exclusive of porches and garages.
F. 
Front yard. All structures must be set back at least 25 feet from any front lot line or road line.

Side yards. The width of each side yard shall be at least four feet, and the aggregate width of both side yards must be at least 20% of the lot width.
H. 
Rear yard. A minimum depth of 25% of the lot depth, up to 25 feet from any rear lot line or road line.

Location of accessory structures. Accessory structures may occupy the required rear yard area up to a maximum height of 15 feet, so long as they are at least 10 feet away from the main building upon the same lot and at least four feet from the property line. The rear yard area occupied by such accessory building shall, however, be included in computing the maximum percentage of the lot area which may be built upon.

Off-street parking regulations are the same as those in the R-1 Residence Zone.

D. 
Tree conservation area. In accordance with the provisions of § 225-111, Tree conservation, there shall be a tree conservation area required along all perimeter property lines within which no tree measuring eight inches or greater in diameter at a point 4 1/2 feet above the ground shall be cut down or removed without a permit therefor except in accordance with the exemptions provided in § 225-111B(2). The width of the tree conservation area shall be 1/2 of the minimum required front, side and rear yards, but not less than four feet, as follows:

Front: 12.5 feet.

Side: four feet.

Rear: 12.5% of lot depth, up to 12.5 feet.
