In all C Commercial Districts the following uses, and no others, of land and buildings are permitted:
A. 
All uses permitted in RLC Residence-Limited Commercial Districts.[1]

B. 
An apartment or apartments for not more than two families in conjunction with the business uses of a building.
C. 
A tourist, rooming or boardinghouse.
D. 
A retail store, office, studio or personal service shop.
E. 
A hotel.
F. 
A theater or other place of amusement.
G. 
A mortuary.
H. 
A bank or other financial institution.
I. 
A bakery or confectionery shop.
J. 
A tailoring, dressmaking or shoe repairing shop.
K. 
A newspaper or job printing establishment.
L. 
A public garage or automobile repair shop. (See also § 180-85.)
M. 
A motor vehicle service station, provided that all services are conducted within the confines of the lot. (See also § 180-85.)
N. 
An open-air parking lot, but not include an automobile junkyard.
O. 
A telephone central office exchange and business office.
P. 
Signs, in accordance with the provisions of Article XXIV hereof.
Q. 
A catering establishment, tearoom, dining room or restaurant when authorized as a conditional use by the Planning Board, subject to the following:
(1) 
All preparation, serving and consumption of food and drinks shall be within the building in which the business is conducted.
(2) 
Said uses shall not be interpreted to include drive-in restaurants or refreshment stands (sometimes called "snack bars," "dairy bars," "hamburger stands" and "hot dog stands") where customers are served food and/or drinks for immediate consumption outside the building in which the business is conducted.
R. 
The sale, display or storage of merchandise or goods, the performance of any commercial service or any sales or solicitation of sales or the installation or operation of amusement rides or devices or vending machines other than telephone or postal facilities on parking lots, parking areas, sidewalks, walkways, or otherwise outside the confines of buildings and not located within a public right-of-way, when authorized as a conditional use by the Planning Board; provided, however, that where the activity described above would be located within a public right-of-way, said activity is prohibited, except as may be permitted by the Township Council.
S. 
An accessory use on the same lot with and customarily incidental to any of the above permitted uses, including storage of inventory items and materials used in permitted operations and finished products.

Restaurants are permitted to have outdoor dining in accordance with Section 180-99.6

In all C Commercial Districts, the area restrictions and regulations established by § 180-55 of this chapter of the Township for RLC Residence-Limited Commercial Districts shall apply.
In all C Commercial Districts the following height restrictions and regulations are established:
A. 
No building shall exceed 45 feet in height.
