For the purpose of these regulations, certain words and terms used herein are defined as follows:
COLLECTOR STREET
A street which serves or is designed to serve as a trafficway for a neighborhood or as a feeder to a major street.
DEAD-END STREET or CUL-DE-SAC
A street or a portion of a street with only one vehicular traffic outlet.
DEED DESCRIPTION
A metes and bounds description prepared by a licensed land surveyor.

DEED PLOT
A graphical representation of the property boundaries described in the property deed document as recorded with the Jefferson County Clerk.
DEFAULT
A failure of an applicant to successfully and faithfully implement an approved plat duly filed with the Jefferson County Clerk's office in the manner approved by the Town of LeRay.
DRIVEWAY
An area on private property providing access from a public or private road to three or fewer lots where vehicles are operated or allowed to stand.
EASEMENT
Authorization by a property owner for the use by another, and for a specified purpose, of any designated part of his property.
ENGINEER or LICENSED PROFESSIONAL ENGINEER
A person licensed as a professional engineer by the State of New York.
LICENSED PROFESSIONAL SURVEYOR
A person licensed as a land surveyor by the State of New York.
LOT
A parcel of land occupied or designed to be occupied by structures and/or uses, including such open spaces as are required by this chapter, having not less than the minimum area, width and depth required for a lot in the district in which such land is situated, and having frontage on a street or other means of access as may be determined by the Planning Board to be adequate as a condition of the issuance of a zoning permit to build on such land.
LOT, FLAG
A lot with its widest point set back from the road at the rear of another lot (called the flag), and having a thin strip of land connecting to a road to provide legal access and frontage (called the stem).
LOT FRONTAGE
That side of a lot abutting on a road or right-of-way and ordinarily regarded as the front of the lot, but it shall not be considered as the ordinary side line of a corner lot.
LOT FRONTAGE, FLAG LOT
The stem portion of a flag lot abutting on a road or right-of-way and ordinarily regarded as the front of the lot, but it shall not be considered as any portion of the lot boundary directly adjacent to the buildable area of the lot.
LOT LINE ADJUSTMENT
A transfer of land from one property owner to another intended to increase the size of one lot while decreasing the size of the lot from which it is transferred without, however, creating any new lots.
MAJOR SUBDIVISION
Any subdivision not classified as a minor subdivision, including, but not limited to, subdivisions of five or more lots, or any size subdivision requiring any extension of municipal facilities.
MINOR SUBDIVISION
Any subdivision containing not more than four lots not involving any extension of municipal facilities and not adversely affecting the development of the remainder of the parcel or adjoining property.
PARENT PARCEL
A lot which is in the process of being or has been subdivided into new, uniquely identified lots to create a multi-lot project. The parent parcel is the designated remaining portions, if any, of any originally subdivided parcel at the time of adoption of this chapter. The parent parcel is not included in the calculation of new building lots.
PLANNING BOARD or BOARD
The Planning Board of the Town of LeRay.
PRELIMINARY PLAT
A drawing or drawings, prepared by a surveyor licensed in the State of New York, that are clearly marked "preliminary plat," showing the salient features of a proposed subdivision, as specified in § 135-7 of these regulations, submitted to the Planning Board for purposes of consideration prior to submission of the plat in final form and of sufficient detail to apprise the Planning Board of the layout of the proposed subdivision.
RIGHT-OF-WAY
A strip of land, either public or private, occupied or intended to be occupied by a street, sidewalk, trail, railroad, electrical transmission line, oil or gas pipeline, water main, sanitary or storm sewer or other similar use.
SKETCH PLAN
A hand-drawn or electronic sketch of a proposed subdivision showing the information specified in § 135-5 of these regulations to enable the subdivider to save time and expense in reaching general agreement with the Planning Board as to the form of the layout and objectives of these regulations.
STREET
A permanently improved thoroughfare under public or private ownership of a fixed width within an identified right-of-way which affords the principal means of access to more than three lots; includes streets, roads, avenues, lanes or other trafficways. See also "driveway."
A. 
MAJOR STREETA street which serves or is designed to serve heavy flows of traffic and which is used primarily as a route for traffic between communities and/or other heavy-traffic-generating areas.
B. 
MINOR STREETA street intended to serve primarily as an access to abutting properties.
STREET PAVEMENT
The wearing or exposed surface of the roadway used by vehicular traffic.
STREET WIDTH
The width of right-of-way, measured at right angles to the center line of the street.
SUBDIVIDER
Any person, firm, corporation, partnership or association who shall lay out any subdivision or part thereof, as defined herein, either for himself or others.
SUBDIVISION
The division of any parcel of land into two or more lots, blocks or sites, with or without streets or highways, for the purpose of conveyance, transfer of ownership, improvement, building development or sale, and shall include(s) resubdivision. Tracts of land shall constitute a subdivision upon sale, rental, offer for sale, lease or building development.
SUBDIVISION PLAT or FINAL PLAT
A drawing, in final form, showing a proposed subdivision containing all information or detail required by law and by these regulations, to be presented to the Planning Board for approval, and which, if approved, may be duly filed or recorded by the applicant in the office of the County Clerk or Register.
TOWN ZONING ENFORCEMENT OFFICER
The duly designated Zoning Enforcement Officer of the Town.
