In the SC Shopping Center District, the following
regulations shall apply.

A building may be erected or used and a lot
may be used or occupied for any of the following purposes, and no
other:
A.Â
Retail establishment for the sale of dry goods, clothing,
foods, beverages, drugs, furnishings, or other household supplies;
sale and repair of jewelry, clock, optical goods, musical instruments,
scientific or professional instruments.
B.Â
Business or professional office, studio, bank, savings
and loan or other financial institutions, municipal buildings, library,
museum.
C.Â
Restaurant, tap room serving food or beverages.
D.Â
Personal service shops of a barber, beauty salon,
shoe repair, tailor, dressmaking and laundry.
E.Â
Bowling lanes and indoor theater.
F.Â
Bakery, confectionery, upholstery, or other custom
shop for the production of articles to be sold on the premises.
G.Â
Greenhouse, garden supplies.
H.Â
Any use of the same general character as any of the
above permitted uses when authorized as a special exception by the
Zoning Hearing Board.
A.Â
Front yard. There shall be a front yard on each lot
which shall not be less than 100 feet in depth.
C.Â
Rear yard. There shall be a rear yard on each lot
which shall not be less than 50 feet in depth.
D.Â
District yard. No side or rear yard adjacent to any
single-family residential district shall be less than 100 feet in
depth.

The maximum height for any building or structure
erected or enlarged in this district shall be 40 feet.
A.Â
Parking and loading. All-weather parking and loading facilities shall be provided in accordance with the applicable provisions of Article XXIV, Off-Street Parking and Loading.
B.Â
Setbacks. No parking, loading or driveway area shall
be located closer than 25 feet to any property line, except that portion
of the driveway required for normal ingress and egress. In the case
of any property line being adjacent to a single-family residential
district, no parking, loading or driveway areas shall be located closer
than 50 feet to such property line.

Landscaping. All development hereinafter initiated
in the SC Shopping Center District shall have landscaping designed
and maintained in accordance with the applicable sections of the Subdivision
and Land Development Ordinance of Hatfield Township, as amended.[1]
C.Â
The development shall consist of a harmonious selection
of uses and buildings, with service, parking, circulation and open
space areas planned and designed as an integrated unit, in such manner
as to constitute a safe, efficient and convenient retail shopping
center. In no case may any single establishment within a shopping
center contain a gross leasable area greater than 75,000 square feet.

D.Â
Utilities. All development in the SC Shopping Center
District shall be served by public sewer and water. All utilities
serving a permitted use in this district shall be underground.
E.Â
Adequate provisions shall be made for safe and efficient
ingress and egress to and from public streets and highways serving
the shopping center without undue congestion to or interference with
normal traffic flow within the Township. All points of vehicular access
to and from public streets shall be located not less than 250 feet
from the intersection of any public street lines with each other.
F.Â
Adequate provisions shall be made for safe and efficient
pedestrian and vehicular traffic circulation within the boundaries
of the shopping center.
G.Â
Outdoor land use. There shall be no outdoor storage or display of goods or materials, other than nursery stock plants, for marketing, storage, or any other purpose. The outdoor storage for trash shall be designed and maintained to be completely screened from view by a landscape buffer, and shall conform to the setback requirements of § 282-142
H.Â
Hazardous use. No building may be erected, altered,
or maintained, or lot used for any purpose, trade or business that
is noxious, offensive, or potentially injurious to health by reason
of odor, noise, dust, smoke, heat, gas, radiation or vibration.
I.Â
Building spacing. The distance at the closest point
between any buildings shall be not less than 30 feet.
J.Â
Site lighting. Exterior lighting provided in conjunction
with any building or use shall be placed not higher than 25 feet above
grade and shall be screened so as not to permit the source of illumination
to be seen from off the premises. Only color corrected types of illumination
shall be used. The hours of illumination of such lights (except security
lighting) shall be limited to hours of business operation, and shall
otherwise be extinguished between 10:00 p.m. and 6:00 a.m., prevailing
time.
K.Â
When authorized as a conditional use by the Hatfield
Township Board of Commissioners, a shopping center shall be permitted
to contain one establishment with a gross leasable area greater than
75,000 square feet but not to exceed 130,000 square feet, subject
to the following requirements:

(1)Â
The shopping center must have a lot area of
not less than 40 acres and a lot width of not less than 1,500 feet
along an arterial street.
(2)Â
The proposed shopping center must have a minimum
total gross leasable area of 200,000 square feet.
(3)Â
The proposed shopping center, including pad
sites, shall be designed with a single unifying architectural theme
and shall reflect the historic character of the Hatfield area by incorporating
natural materials, neutral colors, steeply pitched roofs, and mullioned
windows. Building facades shall not extend more than 40 feet in length
without a vertical break. The use of dormers, cupolas, and other architectural
details is encouraged and shall be included where appropriate. Parking
lots, landscaping, and signage shall be designed to complement the
architectural design. All aspects of both the site and the building
design shall be subject to review and approval by the Township Board
of Commissioners as a part of the conditional use process.

Any conditional use application for a shopping
center under these regulations shall be accompanied by a comprehensive
traffic study. The design of the center shall be based upon the traffic
study and shall be subject to review and approval by the Township
Board of Commissioners and the Township Traffic Engineer. The study
must pay particular attention to pedestrian and bicycle circulation
to and through the shopping center.
(5)Â
All mechanical equipment and refuse areas shall
be located within the buildings or shall be completely screened from
view by the use of landscaping, walls, and/or fencing.
