A mobile home park shall be large enough to contain 50 lots.

A. 
Except as set forth in § 106-39 with respect to preexisting nonconforming parks, the maximum number of mobile home lots in a mobile home park shall not exceed the number of single-family units which, in the opinion of the Planning Board, could be permitted under the requirements for the residential zoning district in which the site is located, as determined in accordance with Chapter 150, Zoning.
B. 
Notwithstanding the foregoing method for determining maximum lots, and for new mobile home parks proposed for an RMF-5 District where a preponderance of the mobile home park is situated on lands disturbed by a prior legal industrial use or by the extraction of natural resources, and in order to adaptively reuse or to reclaim the prior use for affordable housing in the nature of mobile home park use, this section's limitation on the maximum number of mobile home lots shall not apply so long as:

(1) 
The minimum lot size for each lot is 7,500 square feet per the requirements of § 106-8;
(2) 
The separation distance provisions of § 106-9A of this chapter are increased, if appropriate, to distances determined by the Town Board in the context of special permit review in order to promote preservation of the character of the existing neighborhood or otherwise to promote public health, safety and welfare;
(3) 
A preponderance of the mobile home lots are situated within the area of prior disturbance by industrial or extraction of resource uses; and
(4) 
The project meets the other standards set forth in this chapter for the Town Board's issuance of a special permit.
The minimum lot area of any mobile home lot shall be 7,500 square feet. Larger minimum lot dimensions may be required where the Town Board considers the establishment of larger lots necessary to preserve the character of the general area.
A. 
All structures in any mobile home park shall be set back from any adjoining public road or property boundary at least twice the normal setback requirements for the district in which it is located.
B. 
The minimum setback for any mobile home lot shall be 25 feet from mobile home park streets, and there shall be a minimum separation of 40 feet between structures on adjoining lots.
Each mobile home lot shall be defined by a permanent corner stake as established by a licensed land surveyor and identified with a permanent marker showing the parcel number corresponding to the approved site plan.
A paved or hard-surface patio area of at least 150 square feet, with a minimum dimension of 10 feet, shall be provided for each mobile home.
