This chapter is enacted pursuant to the authority conferred by Pennsylvania State Act No. 247, as amended, the Pennsylvania Municipalities Planning Code.[1]

A. 
All subdivisions included.
(1) 
This chapter shall apply to all subdivisions and land developments located within the Borough limits of the Borough of Catasauqua which are subdivided and/or submitted after the effective date of this chapter and also to all subdivisions and land developments previously approved by the Borough of Catasauqua in accordance with Ordinance No. 484, the development of which has not been completed within three years of said approval.
(2) 
No subdivision or land development of any lot, tract or parcel of land shall be effected, and no street, sanitary sewer, storm sewer, water main, or other facilities in connection therewith shall be laid out, constructed, opened or dedicated for public use and travel, or the common use of occupants of buildings abutting thereon, except in strict accordance with the provisions of this chapter.
B. 
Approval required before recording. All plans for subdivisions and land developments shall be submitted first to the Borough Planning Commission for review and recommendation. Following recommendation by the Planning Commission, such plans shall be submitted to Borough Council for review and possible approval, and with respect thereto, Borough Council shall have the authority to deny, approve or approve with conditions. In addition, the Borough Council may refer the matter back to the Planning Commission for further consideration and recommendations.

This chapter has been adopted for the purpose of regulating subdivision and land development within the Borough of Catasauqua in order to create conditions favorable to the health, safety, morals and general welfare of the citizens of the Borough of Catasauqua through the provision of regulations that will insure the harmonious development of the community.

This chapter shall be known and may be cited as "The 1974 Subdivision and Land Development Ordinance of the Borough of Catasauqua."
