Selected locations for each district described herein provide for the accommodation of future development and acknowledge the location of existing land uses with the characteristics of a given district.
A. 
Purpose of district. The purpose of the R-1 Single-Family Residential District is to accommodate single-family dwellings at low density in areas having the established character of low-density residential neighborhoods.
B.

C. 
General provisions.
(1) 
All uses permitted within this district shall also comply with the applicable general provisions of this chapter set forth in Article III.
(2) 
Any territory annexed by the Borough or gained through discovery or correction of a mapping error shall automatically be zoned R-1 Single Family Residential until such time as the Borough Council by affirmative legislative action designates otherwise.

Purpose of district. The purpose of the R-2 Medium Density Residential District is to accommodate single- and two-family dwellings, including student dwellings, at moderate densities in areas with sufficient infrastructure to support such densities.

Purpose of district. The purpose of the R-3 High Density Residential District is to accommodate single-family, two-family and multifamily dwellings, including student dwellings, at higher densities with infrastructure sufficient to support such density.

Purpose of district. The purpose of the M-U Mixed Use District is to accommodate single-family and two-family dwellings and compatible retail and service uses in areas with infrastructure sufficient to support such uses.

The purpose of the CI Commercial and Industrial District is to accommodate intensive commercial and industrial uses in locations that historically accommodated such uses and where such uses are not in conflict with established or developing residential neighborhoods, and in areas with sufficient land mass and supporting infrastructure.
