The purpose of the Heavy Industry (HI) District is to provide designated locations where high-intensity industrial and other uses can be located and their impacts managed. Industrial businesses create jobs and improve the economic base; however, they generally create impacts such as noise and traffic that make them incompatible with residential and other uses. Suitable uses within the Heavy Industry District include heavy manufacturing, truck terminals, and warehousing and distribution facilities. Proximity to highway and rail access is an important factor in locating these uses.
A. 
Principal uses permitted by right in the Heavy Industry District are listed in the Table of Uses located in Article II, Table 1.
B. 
Special exceptions allowed within the Heavy Industry District are listed in the Table of Uses located in Article II, Table 1, and shall meet the criteria set forth for such uses established in Article XXVI.
C. 
Accessory uses permitted by right or as a special exception in the Heavy Industry District are listed in the Table of Accessory Uses located in Article II, Table 2. Requirements applicable to accessory uses in the district are located in Article II, § 87-17, and in Table 4.
The bulk and area standards in the Heavy Industry District are set forth in Article II, Tables 3 and 4.

Parking and loading requirements are set forth in Article XXI.

Signage requirements are set forth in Article XXII.

Landscaping and buffering standards are set forth in Article XXIII.
