A. 
No occupied mobile home or travel trailer shall be parked or allowed to remain upon any street, highway or other public place, except that emergency stopping or parking when caused by mechanical failure shall be permitted upon the shoulder of any street or highway for a period of not more than 72 hours, subject, however, to any prohibition or limitation imposed by other regulations or laws.
B. 
No occupied mobile home shall hereafter be parked or otherwise placed within the Town of North Greenbush and outside a mobile home park licensed in accordance with this chapter, except that within the boundaries of the RS and BN Districts established pursuant to Chapter 197, Zoning, which districts at the time of the adoption of this chapter abut Snyders Lake, the owner of a habitable structure with a full assessed valuation, including land, of $800 or less, as shown on the current assessment rolls of the Town, or the owner of a habitable-type structure which has been condemned by the Town, may remove the old structure and replace the same with a mobile home but must comply with all requirements for the placement of mobile homes pursuant to this chapter.

A mobile home which is lawfully in existence prior to the enactment of this chapter but not located in a mobile home park may continue to be used as living quarters or replaced with a similar or larger mobile home.
