By authority of the resolution adopted by the Town Board, pursuant to the provisions of Article 16 of the Town Law of the State of New York, the Planning Board of the Town of North Greenbush is authorized and empowered to approve plats for subdivisions within the unincorporated area of the Town.
It is declared to be the policy of the Town Planning Board to consider land subdivisions as part of a plan for the orderly, efficient and economical development of the Town. Land to be subdivided shall be of such character that it can be used for building purposes without danger to health or peril from fire, flood or other menace and with a minimum of detrimental effects on the environment. Proper provision shall be made for drainage, water, sewerage and other needed improvements. The proposed streets shall compose a convenient system conforming to the Official Map as it may be adopted and shall be properly related to the proposals shown on the Town Comprehensive Plan, and all streets shall be of such width, grade and location as to accommodate the prospective traffic and facilitate fire protection, snow removal and other emergency services. Proper provision shall also be made for open spaces for parks and playgrounds.

Land subdivision regulations were adopted by an act of the Town Board in September 1964.

These regulations have been amended and adopted by the Planning Board in May 1976 and approved by the Town Board in May 1976.
