For the purposes specified in this chapter, the Village of Groton is divided into the following zoning districts:
L
Low-Intensity District
M
Medium-Intensity District
--
Medium-Intensity Single-Family Residence District
H
High-Intensity District
SI
Special Purpose One District
SF
Single-Family Residence District
MHP
Mobile Home Park District
SC
Special Commercial District
PDA-1
Planned Development Area
All land in the Village of Groton shall fall within one of the established zoning districts shown on the Official Map, dated July 15, 1974, and as revised November 19, 2001.[1]

In determining boundaries of zoning districts, the following guidelines shall apply:
A. 
Boundary lines are intended to follow center lines of streams, streets and road lines as shown on plots of record at the time this chapter becomes effective.
B. 
Where the map indicates a boundary approximately upon a lot line, such lot line shall be construed to be said boundary.
C. 
Where boundaries are shown approximately parallel to a street, highway or railroad, such boundaries shall be construed to be parallel to the centerline of said street, highway or railroad at such distance therefrom as indicated on the map. If no dimension is specified on the map, the boundary shall be determined by use of the graphic scale on said map.
D. 
When a lot is divided by a zone boundary, the regulations of the least restrictive zone may be extended for a distance of 50 feet into the more restrictive zone.
