A. 
Intent. The purpose of the Flood District is to recognize that certain areas within Somers Point are environmentally sensitive, are subject to tidal flow and flooding conditions and can be classified as tidal marsh-wetlands areas as defined and delineated by the New Jersey Department of Environmental Protection.
B. 
Regulations. The regulations of §§ 114-113 through 114-115 shall apply. These lands will be generally left in a natural state to provide the many functions which they supply.
Permitted uses shall be as follows:
A. 
Public recreational uses associated with the natural environment and not requiring the construction of any structures, streets or parking.
B. 
Public wildlife preserve designed for passive recreation.
C. 
Utility transmission lines, subject to Planning Board approval.
A. 
Only 25% of the lands within the Flood District shall be used to calculate lot area or as a part of permitted density calculations unless specified otherwise in this article or as fulfillment of a recreational requirement with the approval of the Planning Board during site plan/subdivision review.
B. 
All uses permitted within this district are subject to Planning Board review and approval.
