Upon request of the subdivider for waiver of said requirements, the governing body may waive the requirements of Articles V and VI relating to preliminary approval for subdivisions of four lots or fewer requiring no additional streets or street openings or the combination or recombination of lots or portions or previously plotted lots, when the resultant lots are included in street frontage and total area size so that they reach or exceed the standards of this chapter and the street pattern is in conformity to the Township Comprehensive Plan. Along with the request of a waiver, an application for final plan approval shall be filed with the Planning Agency along with the plans and data required in § 175-15 and shall be processed according to Article VI, § 175-12.

Plans approved for waiver under § 175-14 of this chapter shall include, but not be limited to, the following information which shall be submitted to the Township Planner in both hard copy and digital (PDF) format:
A. 
The proposed plan shall be drawn at a scale of one inch equals 100 feet or greater.
B. 
The proposed plan shall be legibly drawn on Mylar, linen or comparable permanent material of at least 18 inches by 24 inches.
C. 
Location map.
D. 
The plan shall show or be accompanied by the following:
(1) 
Description of covenants;
(2) 
Title to include:
(a) 
Location by municipality, county and state.
(b) 
Names and addresses of the owner or owners.
(c) 
Name and seal of a registered surveyor who surveyed the property and/or prepared the plan.
(d) 
North point, date and graphic scale.
(3) 
Proposed use of the land;
(4) 
Lot lines, dimensions and land area of proposed lot;
(5) 
Existing and proposed streets, alleys and/or easements adjacent to the tract;
(6) 
Available utilities (if public sewer and water, source and sewage disposal system should be indicated);
(7) 
Planning modules specified by PADEP;
(8) 
Names of abutting property owners;
(9) 
Statement by the owner dedicating streets, rights-of-way and sites for public use;
(10) 
Such other certificates, affidavits, endorsements or dedications as may be required in the enforcement of this chapter; and
(11) 
Location, type, material and size of all survey monuments and lot markers.

E. 
The following additional data shall be submitted upon the request by the Planning Agency or governing body:

(1) 
Subsurfaces and drainage conditions of the tract; and
(2) 
Any other data pertinent to the plan.[1]
