Following the effective date of this chapter,
no building or land shall be used or occupied and no building or part
thereof shall be erected, moved or altered unless in conformity with
the regulations specified for the zoning district in which it is located
or applicable special regulations.
A.
Following the effective date of this chapter, no building
shall hereafter be erected or altered: to exceed the height; to accommodate
a greater number of families; to occupy a greater percentage of lot
area; or to have narrower or smaller rear yards, front yards or side
yards than are specified herein for the zoning district in which such
building is located.
B.
No part of a yard or other open space required about
any building for the purpose of complying with the provisions of this
chapter shall be included as a part of a yard or other open space
similarly required for another building.
C.
A lot containing a slope of 3 to 1 (three feet horizontal
to one foot vertical) or greater for a distance of 50% of its total
depth shall have a minimum of 25% total increase in lot depth than
is otherwise required by this chapter prior to the granting of a zoning
permit.
D.
Roosters are only permitted in the Agricultural (A-1) district with
a minimum of five acres.
