The purpose of this District is to protect agricultural uses and preserve natural features and resources while encouraging low-density single-family residential development suited to the natural conditions and to provide for accessory uses and compatible public and semipublic uses as conditional uses or uses by special exception.
In the R-1 Rural Residential District, only the following uses are authorized:
A. 
Permitted uses.
(1) 
Principal uses.
(a) 
Agriculture, subject to § 240-103.
(b) 
Forestry, subject to § 240-105.
(c) 
Single-family dwelling.
(d) 
Essential services.
(e) 
Township-related facilities.
(f) 
Community club.
(g) 
Incidental mineral removal.
(2) 
Accessory uses.
(a) 
Signs, subject to Article XVIII.
(b) 
Off-street parking and loading, subject to Article XVII.
(c) 
Fences, subject to § 240-99.
(d) 
Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this District.
(e) 
Private residential swimming pools or sports courts, subject to § 240-99.
(f) 
Private garages and storage buildings, subject to § 240-99.
(g) 
Private stable, subject to § 240-103.
(h) 
No-impact home-based business, subject to § 240-106.
(i) 
Keeping of domestic pets.
(j) 
Garage sales and temporary auto sales, subject to § 240-109.

Principal uses.
(a) 
Bed-and-breakfast, subject to § 240-95A(4).
(b) 
Boarding stable or riding academy, subject to § 240-95A(6).
(c) 
Cemetery, subject to § 240-95A(8).
(d) 
Churches, subject to § 240-95A(9).
(e) 
Firehouses, subject to § 240-95A(9).
(f) 
Golf course; golf or country club, subject to § 240-95A(19).
(g) 
Mineral removal, subject to § 240-95A(28).
(h) 
Mobile home park, subject to § 240-95A(30).
(i) 
Non-commercial recreation, subject to § 240-95A(38).
(j) 
Nursing home, subject to § 240-95A(32).
(k) 
Open space design option, subject to Article XIV.
(l) 
Personal care boarding home, subject to § 240-95A(20).

Public buildings other than Township-related facilities, subject to § 240-95A(9).

Accessory uses.

Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to § 240-95A(12).

Temporary construction trailer, model home or sales office, subject to § 240-95A(49).
C. 
Uses by special exception.
(1) 
Principal uses.
(a) 
Agricultural sales, subject to § 240-95A(48).
(b) 
Day-care center or preschool facility in a church or school, subject to § 240-95A(15).
(c) 
Kennel, subject to § 240-95A(25).
(d) 
Private club, subject to § 240-95A(37).
(e) 
Museums; libraries, subject to § 240-95A(9).
(2) 
Accessory uses.
(a) 
Home occupation, subject to § 240-95A(21).
(b) 
Family day-care home, subject to § 240-95A(17).
In the R-1 Rural Residential District, all uses shall be subject to the following regulations, except as they may be modified by the open space design option specified in Article XIV and the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV.
A. 
Minimum lot area:
(1) 
Agriculture: 10 acres.
(2) 
Boarding stable or riding academy: 10 acres.
(3) 
Private stable: five acres.
(4) 
Single-family dwelling.
(a) 
Without public sewers: 43,560 square feet.
(b) 
With public sewers: 22,000 square feet.
(5) 
All other principal uses: two acres.
B. 
Minimum lot width:
(1) 
Single-family dwelling.
(a) 
Without public sewers: 150 feet.
(b) 
With public sewers: 110 feet.
(2) 
All other principal uses: 200 feet.
C. 
Maximum lot coverage: 15%.
