The purpose of this District is to protect established
neighborhoods comprised of single-family dwellings on small lots that
are located in the Sturgeon and the Millers Run corridor; to provide
opportunities for limited commercial development on properties that
front on Millers Run Road, Station or Main Streets, as a transition
between existing commercial and industrial areas while accommodating
parking and traffic impacts associated with smaller lots; and to provide
for compatible public, semipublic and accessory uses as conditional
uses or uses by special exception.
In the R-4 Neighborhood Residential District,
only the following uses are authorized:

Public recreation, other than Township-related facilities, subject to § 240-95A(38).
(i)
Public utility building or structure, subject to § 240-95A(39).
(j)
Schools (public or private), subject to § 240-95A(9).
(k)
Transitional dwelling, subject to § 240-95A(20).

Accessory uses.

Temporary construction trailer, model home or sales office, subject to § 240-95A(49).

In the R-4 Neighborhood Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV.
