The purpose of this District is to provide opportunities
for limited commercial uses on properties in the Washington Pike Corridor
that are transitional between existing commercial and residential
areas without significantly impacting adjacent residential properties
or the traffic carrying capacity of Washington Pike and to provide
for accessory uses and compatible supporting uses as conditional uses
or uses by special exception.
In the Washington Pike Overlay, only the following
uses are authorized:

(a)
Bed-and-breakfast, subject to § 240-95A(4) and (45).
(b)
Business or professional offices, subject to § 240-95A(45).
(c)
Churches, subject to § 240-95A(9).
(d)
Day-care center, subject to § 240-95A(38).
(e)
Educational studio, subject to § 240-95A(45).
(f)
Personal services, subject to § 240-95A(45).
(g)
Specialty retail, subject to § 240-95A(45).
(2)
Accessory uses.
(a)
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to § 240-95A(12).
(b)
Temporary construction trailer, model home or sales office, subject to § 240-95A(49).

Uses by special exception.
(1)
Principal uses.
(a)
Temporary use or structure, other than a construction trailer or sales office, subject to § 240-95A(42).
(2)
Accessory uses.
(a)
Home occupation, subject to § 240-95A(21).
(b)
Family day-care home, subject to § 240-95A(17) and (45).
In the Washington Pike Overlay District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XV.
