This chapter should be known and cited as "The Straban Township Zoning Ordinance, as Amended."
A. 
Township authority. Section 601 of the Pennsylvania Municipalities Planning Code (Act of 1968, P.L. 805, No. 247, as reenacted and amended)[1] provides that the Straban Township Board of Supervisors may enact and amend a zoning ordinance to implement the Straban Township Comprehensive Plan (adopted May 2005) and to accomplish any of the purposes of Act 247.

B. 
Applicability. This chapter requires that, within Straban Township, in the County of Adams and the Commonwealth of Pennsylvania, no land, body of water or structure shall hereafter be used or occupied, and no structure or part thereof shall hereafter be erected, constructed, reconstructed, moved or structurally altered, unless in conformity with all the regulations and procedures herein specified for the district in which such land, body of water or structure is located.
A. 
General purposes. This chapter is designed to meet the following general purposes, to promote, protect and facilitate any or all of the following:
(1) 
The public health, safety, morals and the general welfare.
(2) 
Coordinated and practical community development and density of populations.
(3) 
Emergency management preparedness and operations.
(4) 
Provisions of adequate light and air, access to incident solar energy, police protection, vehicle parking and loading space, transportation, water, sewerage, schools, recreational facilities, public grounds, the provision of a safe, reliable and adequate water supply for domestic, commercial, agricultural or industrial use, and other public requirements.
(5) 
Preservation of the natural, scenic and historic values in the environment and preservation of agricultural lands, forests, wetlands, aquifers and floodplains.
(6) 
Prevention or minimization of one or more of the following: overcrowding of land, blight, danger and congestion in travel and transportation, loss of health, life or property from fire, flood, panic or other dangers.
(7) 
Provision for the use of land within the municipality for residential housing of various dwelling types encompassing all basic forms of housing, including single-family and two-family dwellings, a reasonable range and mix of multifamily dwellings in various arrangements, mobile homes and mobile home park.
(8) 
Accommodate and guide planned growth throughout the community, including mixed-use development, residential clustering, economic development and town center development.
B. 
This chapter provides the legal basis and framework for the future development and redevelopment of the Township, as well as the protection of natural and historic resources. Its provisions are guided by the statement of community development goals and objectives and the policy and action strategy plans of the Straban Township Comprehensive Plan.
