A. 
For the purpose of this chapter, Maidencreek Township is hereby divided into the following classes of districts, to be designated and referenced as follows:

B. 
The boundaries of these districts shall be as shown on the map attached to this document and made part of this chapter which shall be known as and may be cited as the "Zoning Map of Maidencreek Township." Said map and all notations, references, and other data shown thereon shall be as much a part of this chapter as if they all were fully described herein.[1]

A. 
The boundaries between districts are, unless otherwise indicated, the center lines of streets, lanes, or watercourses; property lines; or the rights-of-way of railroad lines, power lines, or other public utilities or such lines extended or lines parallel thereto. Where the boundaries of a single district are indicated as including directly opposite sides of a street, lane, lake, watercourse, or right-of-way of a power line or other public utility or any portion of its length, the district so indicated shall be construed to apply to the entire bed of such street, lane, lake, watercourse, or right-of-way of such power line, railroad, or other public utility lying within such portion of its length.
B. 
Where uncertainty exists as to the location of any said boundaries as shown on the Zoning Map, the following rules shall apply:
(1) 
Where a district boundary is indicated as approximately following the center lines of a street, lane, lake, or public utility right-of-way, such center line shall be construed to be such boundary.
(2) 
Where a district boundary is indicated as approximately following a lot or other property line, such lot or property line shall be construed to be such boundary.
(3) 
Where a district boundary divides a lot or runs through undivided property, the location of such boundary, unless otherwise specified upon the Zoning Map of Maidencreek Township, shall be determined by the use of the scale appearing on said map.
(4) 
Where figures are shown on the Zoning Map between a street and a district boundary, they shall indicate that the district boundary runs parallel to the street line at a distance therefrom equivalent to the number of feet so indicated, unless otherwise specified. Where scaled distances do not agree with such figures, the figures shall control.
C. 
Where physical or cultural features existing on the ground are at variance with those shown on the Zoning Map, or if uncertainty exists as to the true location of a boundary line in a particular instance, the Zoning Officer shall request the Zoning Hearing Board to render its determination with regard thereto.
A. 
Maidencreek Township is hereby divided into zones, or districts, as shown on the Zoning Map which is hereby adopted by reference and declared to be part of this chapter, along with all explanatory matter on such map, together with all future notations, references, and amendments.
B. 
The Official Zoning Map in effect shall bear the actual signatures (not reproduced) of a majority of the members of the Board of Supervisors in office at the time of adoption, shall be witnessed and attested to by the Township Secretary, and shall indicate the effective date.
C. 
If, in accordance with the provisions of this chapter and the Pennsylvania Municipalities Planning Code, amendments are made in the district boundaries or other items portrayed upon the Zoning Map, such amendments shall be entered upon the Zoning Map promptly after it has been approved by the Board of Supervisors, along with a brief description and the date of approval of such change. No changes of any nature shall be made upon the Zoning Map except in conformity with the procedures set forth in this chapter and applicable state law.
D. 
The Zoning Map shall be located in a place designated by the Board of Supervisors and shall be the final authority as to the current zoning status of land and water areas in the Township, regardless of unofficial copies which may have been made or published from time to time.
E. 
In the event that the Zoning Map becomes damaged, destroyed, lost, or not easily legible, the Board of Supervisors may adopt a new Zoning Map by resolution which shall supersede the prior Zoning Map. The new Zoning Map may correct drafting or other errors or omissions in the prior Zoning Map, but no such correction shall have the effect of amending the original Zoning Map or any subsequent amendment thereof. In addition to the indications of authenticity required by Subsection B, above, the new map shall bear the words: "OFFICIAL ZONING MAP OF MAIDENCREEK TOWNSHIP ADOPTED BY ORDINANCE NUMBER 243 EFFECTIVE DATE __________,____, 2017." Unless the prior Zoning Map has been lost or totally destroyed, the prior map or any significant parts thereof remaining shall be preserved together with all available records pertaining to its adoption and amendment.
