All buildings to be constructed in the business and industrial districts shall front on an approved and accepted public street, road or highway and shall be required to be landscaped in accordance with the following regulations.
A buffer zone shall be provided between the business districts and any residential districts, the same to consist of a strip of land not less than 10 feet wide along the entire boundary line. Such area shall have plantings of hardy-type evergreens, with a minimum height above ground when planted of five feet, spaced not more than four feet apart, and shall be provided near and along the entire boundary. The buffer zone shall be kept free and clear at all times of all merchandise, merchandising display material, signs, boxes, cans, rubbish, trash, debris, etc.
In industrial districts:
A. 
Front yards. A minimum of 75% of the area between the front lot line and the front building line shall be laid out in lawn or in a natural condition and so maintained. Plantings of hardy-type evergreens, with a minimum height above ground when planted of 36 inches, spaced not more than four feet apart, shall be made in front of the main building to the full width of the building, except for entrances. No loading or unloading shall be permitted from the front of the building. No parking of vehicles shall be permitted in front yards.
B. 
Side yards.
(1) 
Side yards which front upon a street, road or highway shall be required to be landscaped the same as front yards (Subsection A above). Loading and unloading or parking shall not be permitted in a side yard which fronts on a street, road or highway.
(2) 
Side yards which do not front upon a street, road or highway may be used for loading, unloading and/or parking; however, such areas shall be paved.
C. 
Rear yards. Rear yards may be used for parking, loading and unloading, but, if not used for these purposes, they shall be planted with grass and kept as an orderly lawn at all times or shall be kept in a natural condition.
D. 
Buffer zones shall be required where industrial property abuts a residential district. The same shall be not less than 25 feet in width and shall extend along the entire boundary line. Buffer zones may not be used for any industrial or commercial use and shall be maintained as a green zone or lawn or in a natural condition. All such buffer zones shall be maintained in a clean, rubbish-free condition by the property owner. Tall-growing evergreens or trees shall be planted near the boundary line in such buffer zones to form an effective screen. Such plants shall be not less than six feet above ground when planted and spaced not more than four feet apart.
Incinerators of approved type meeting the New Jersey state regulations on air pollution and subject to the written approval of the Board of Health of the Borough may be used for burning waste materials. Only paper and such other materials may be burned for which the incinerator is designed. No undue odor, smoke, gases or other form of air pollution shall be permitted. Rubbish pits, baskets, furnaces or any other means of burning rubbish and waste material shall be prohibited. All chimneys, flues and exhausts of any kind shall be required to rise a safe height above the building and adjoining buildings.
Outdoor storage of stock, materials of any kind, machinery, supplies, fuel, trucks or equipment is prohibited.
Floodlighting of business and industrial buildings and their front, side and rear yards is permitted, provided that all such lights shall be shaded and beams so directed as not to cause glare on adjoining buildings or properties.
